Who lives in Henlow?

For anyone buying or renting in Henlow.

Henlow is a village of middle-aged homeowners, with more social tenants than its house prices would lead you to expect. About two-thirds own their homes. The typical resident is in their mid-forties. One household in five rents from a council or housing association. Private landlords barely get a look in.

Every population figure on this page comes from the 2021 census unless it says otherwise. About 66% of Henlow households owned their home, and only about 9% rented privately. Another 21% rented from a council or housing association. More households here have a social landlord than a private one, which leaves the village's private rental market small enough to miss.

The median age in Henlow was 45, and about 21% of residents were aged 25 to 44. At 45 the typical resident is old enough to object to the neighbour's extension and young enough to be planning one.

The Office for National Statistics models median household income here at about £64,000 before tax for the financial year to March 2023, averaged across the surrounding middle-layer areas. After tax the same households kept about £46,000, and that second figure is the one the mortgage is paid from.

Henlow's 1,141 households cover most of the usual shapes. About 22% were couples with dependent children and about 10% were lone parents. Another 27% were people living alone, and that includes the 13% of households who were a pensioner living alone. Slightly more Henlow households were a single person than a couple raising children, so the village is less of a family estate than the four-bedroom houses suggest.

About 33% of adults held a degree or equivalent, and about 16% had no formal qualifications. Full-time students made up only about 2% of residents. Anyone heading to university leaves, and the village carries on with the ones who came back with a mortgage.

About 84% of Henlow residents described their health as good or very good, and about 4% as bad or very bad. Central Bedfordshire, the council area around the village, does better than England as a whole on deaths from preventable causes, and is similar to England on its smoking rate.

Henlow's population is a stable and comfortable one, mostly owners in middle age, with a social-housing share that keeps it from being a single type of household.
