What do houses cost in Henlow?

For anyone buying or renting in Henlow.

A typical house in Henlow sells for around £370,000. Terraces come in a fair bit under that. Detached houses go for nearer £600,000. Prices have barely moved in a year. In Henlow the property type decides your budget long before the street does.

The Land Registry recorded 25 sales in Henlow in the year to May 2026, at a median of about £372,500. Twelve were terraced houses, which sold at a median of about £336,000. Six were semi-detached, at around £455,000, and seven were detached, at about £600,000. Twenty-five sales is a small sample, so one large detached house changing hands can pull the median up by itself. On these figures, the step up from a terrace to a semi costs more than the step down from a semi saves you, and plenty of buyers take the terrace and spend the rest on the loft.

The house price index for the area rose 1.8% in the twelve months to May 2026, to an average of about £354,000. Flats went the other way, down 1.4% over the same year, to an average of around £173,000. Over five years the index is up about 17%. A rise of under 2% in a year is small enough to vanish in the haggling over a boiler.

Band C is the most common council tax band in Henlow, and about 16% of homes are in bands A or B. Central Bedfordshire charges about £2,516 a year at band D, the figure to hold against your current bill.

Across the Central Bedfordshire area, private rent averaged about £1,240 a month in April 2026, a mean from the Office for National Statistics' rent index and not a median of what is advertised. By size, that council-wide average comes to about £860 a month for a one-bed, £1,090 for a two-bed, £1,370 for a three-bed and £2,030 for four bedrooms or more. A four-bed costs more than twice as much as a one-bed to rent, so the extensions people build here show up in the rent as well.

Median gross household income, modelled by the Office for National Statistics across the surrounding middle-layer areas for the financial year to March 2023, was about £64,000 before tax, or about £46,000 after it. Set against a typical sale of £372,500, a household on that income is looking at a serious mortgage for the middle of the market, and the detached houses belong to people who already owned somewhere. A terrace is the realistic route in for a single earner.

Of the sales that could be matched to an energy certificate, 24 of the 25, the median price was about £4,300 per square metre, on a typical floor area of 108 square metres. Every energy certificate lists the floor area, so when you view a house you can check how its asking price compares with that £4,300 before the conversation turns to the kitchen.

The 2021 census put about 35% of Henlow households in three bedrooms and 30% in four or more. Two-bedroom homes make up 25%, and one-bedroom homes only 10%. A village where three in ten households have four bedrooms or more was built for families, and families tend to stay.

Henlow is a little better than middling on price. The terraces are within reach and the detached houses cost what they cost, and a year of near-flat prices means nobody is buying on the hope of a quick gain.
