Who lives in Hanwell?

For anyone buying or renting in Hanwell.

Hanwell is home to people in the middle of their lives, roughly half of them owning and half renting. Around thirty-two thousand people live here. The typical resident is in their late thirties. Nearly half the adults have a degree. One household in six is headed by a lone parent.

The 2021 census, the source for every population figure on this page, counted 31,883 people in 11,967 households. About 50% of households owned their home. About 26% rented privately and 22% from a council or housing association, so tenants in Hanwell are close to evenly split between private landlords and social ones.

The median resident is 38, and about 29% of people are aged 25 to 44. It is a town of people at the age where a mortgage, a nursery place and a boiler all need attention at once.

The Office for National Statistics models gross household income in Hanwell at about £76,000 a year, before tax, for the financial year to March 2023. After tax that comes to about £52,000. The gross figure goes on the form and the after-tax figure pays the bills, and both are from a few years ago and averaged across seven neighbourhoods.

About 26% of households are one person living alone, and about 10% are a pensioner living alone, a group inside that 26%. Couples with children make up about 24% of households and lone parents about 16%. Hanwell has plenty of families, and a fair share of them run on one adult.

About 45% of residents aged 16 and over hold a degree or equivalent, while about 16% have no qualifications at all. Full-time students are about 2%. So Hanwell is neither a graduate enclave nor a student town. The two ends of the qualifications scale share the same streets, and the students mostly live elsewhere.

About 85% of Hanwell residents described their health as good or very good at the census. Preventable deaths across the London Borough of Ealing are better than the England average, and smoking across the borough, at about 7%, is similar to England's.

Who lives in Hanwell is the weaker side of the town: a population pulled two ways on tenure and qualifications, with one household in six headed by a single parent.
