What do houses cost in Hanwell?

For anyone buying or renting in Hanwell.

A typical home in Hanwell sells for about £590,000. Flats go for a little under £400,000. Terraces cost well over £700,000, and semis more again. Prices have dipped slightly over the past year, so for once the number is moving towards the buyer. It is London money for London's last stop before the edge.

The Land Registry recorded 170 sales in Hanwell in the year to May 2026, at a median of £590,000. That median covers very different homes. The 59 flats that sold had a median of about £391,000, the 71 terraces about £725,000 and the 39 semis about £785,000. So the semi tops the list while resting on the fewest sales of the three.

The Office for National Statistics' house price index for the area put the average at about £569,000 in May 2026, down about 3% on a year earlier. Flats fell further, by about 5%. That is a modest drop, but it lands hardest on the people who bought a Hanwell flat to get on the ladder, and it helps whoever is buying the next one.

Band C is the most common council tax band in Hanwell, and only about 7% of homes are in bands A or B. Ealing's band D bill is about £2,140 a year, the easiest figure to hold up against what you pay now. In a town where a terrace changes hands for £725,000, the council tax bill is one of the few costs that still looks modest.

Ealing Council's area as a whole has a mean private rent of about £2,060 a month as of April 2026. That figure comes from the Office for National Statistics' rent index and covers Southall and Greenford as well as Hanwell. By size, the borough averages about £1,590 for a one-bed, £1,980 for a two-bed, £2,340 for a three-bed and £3,220 for four bedrooms or more. No studio or room figures are published.

The Office for National Statistics models gross household income in Hanwell, before tax, at about £76,000 a year for the financial year to March 2023, which is about £52,000 after tax. Against a £590,000 median, that is a stretch. Flats are where an ordinary local income starts to come within reach. Income averaged across seven neighbourhoods and three years out of date flatters nobody's mortgage application.

Across the sales that could be matched to an energy certificate, about 80% of the total, the median price was about £7,000 a square metre, on a typical floor area of 92 square metres. The energy certificate shows a home's floor area and is free to look up, so it is worth checking against the asking price and the rooms you were shown at the viewing.

The 2021 census put about 18% of Hanwell's homes at one bedroom, 30% at two, 32% at three and 20% at four or more. Three-bed homes edge out two-beds as the most common size. The house most buyers are hunting for is also the one most likely to come up.

Hanwell is middling on cost: a stretch on local incomes, fair for the space you get, and edging slightly in the buyer's favour this year.
