What do houses cost in Grays, Essex?

For anyone buying or renting in Grays, Essex.

A typical home in Grays sells for about £355,000, and most of that money goes on a third bedroom. Semis go for about £426,000. Flats go for about £209,000. Terraces come in right on the typical price. Grays charges London-commuter money for a house with a garden, and keeps the Thames-side views off the bill.

The Land Registry recorded 363 sales in Grays in the year to May 2026, at a typical price of £355,000. Terraced houses were the most common sale at 133, with a typical price of about £336,000. There were 118 semis at about £426,000, 79 flats at about £209,000, and 33 detached houses at £510,000. Detached houses are rare here, and the few that come up are priced like it. The terrace is the town's default purchase, and it costs almost exactly the town's typical price.

The house price index for the area rose 2.3% in the twelve months to May 2026, putting the average at about £327,000. That is a small rise.
