Who lives in Gerrards Cross?

For anyone buying or renting in Gerrards Cross.

Prosperous, middle-aged homeowners, most with a degree. Three in four households own their home. More than half the adults are graduates. The typical resident is in their mid-forties. Most people arrive here with the career already made.

About 77% of households in Gerrards Cross own their home, outright or with a mortgage. About 18% rent privately and about 5% rent from a council or housing association. With fewer than one household in five renting privately, a "To Let" board on most roads here stands out.

The median age is 46, and only about 20% of residents are aged 25 to 44. Those are the years when most people buy their first home, and on these prices most of them do it somewhere else.

The Office for National Statistics models average household income here at about £82,000 before tax, for the financial year to March 2023, averaged across the area. After tax that comes to about £59,000. Those figures are a few years old, and gross is the number that sounds best at a dinner party, while the net figure is what pays the bills.

The town has about 9,100 residents in about 3,340 households, and every population share on this page comes from the 2021 Census. About 25% of households are couples with dependent children and about 6% are lone parents. About 24% are one person living alone, and over half of those, about 13% of all households, are pensioners living alone. Couples with children are a quarter of households, fewer than the number of "perfect family home" listings would suggest.

About 56% of adults hold a degree or equivalent, about 9% have no formal qualifications, and about 2% are full-time students. With so few students and so many graduates, the university years mostly happened somewhere else, a while ago.

About 89% of residents describe their health as good or very good, and about 2% as bad or very bad. Across Buckinghamshire as a whole, the county's preventable mortality rate is better than the England average, and so is its adult smoking rate, at about 8%. Those county figures cover far more than this town, and they describe the county's health against England, not the people of Gerrards Cross.

Gerrards Cross is a well-off, healthy and highly educated community, and that's one of its real strengths. Expect neighbours who are established and comfortable, and in no hurry to move.
