What do houses cost in Gamlingay?

For anyone buying or renting in Gamlingay.

The typical house in Gamlingay sells for around £410,000, which is a lot of money for a village. Detached homes go for more than half a million. Semis and terraces fetch about £350,000. Three bedrooms is the usual size of home. Flats and cheap starter homes are rare, so most buyers here are paying for a whole house from the first rung.

The Land Registry recorded 34 sales in the year to April 2026, and the median came out at about £410,000. Detached houses made up 18 of those sales, at a median of £537,500. Nine semis sold at a median of £350,000, and six terraces at £342,500. With 18 of the 34 sales detached, the headline leans towards the expensive end. A season with a few more small houses sold would pull it down without anything changing on the ground. Six terrace sales is too few to call a market, so look up the Land Registry's sold prices for the street itself.

The house price index for the area rose 0.4% over the twelve months to May 2026, which is barely a flicker. Flats across the same index fell 3.4% over the year. The index covers a wider area than this village, and it is the flats that moved. Houses, which make up nearly all of Gamlingay, hardly changed.

Band C is the most common council tax band in Gamlingay, and only 14% of homes are in bands A or B. A band D home pays £2,536 a year. On council tax, as on price, there isn't much cheap in Gamlingay.

Across South Cambridgeshire, the typical private rent was about £1,400 a month in April 2026. That is a mean from the Office for National Statistics' rent index for the whole district, so rents in the village could be higher or lower. By size, the district figures are about £1,010 a month for one bedroom, £1,280 for two, £1,520 for three and £2,140 for four or more. Studio and room rents aren't published.

The Office for National Statistics modelled household income at about £61,800 before tax for the financial year to March 2023, averaged across an area wider than the village. Set that against current prices of around £410,000 and a typical house is within reach for two earners with a deposit, though tight for anyone on one wage. The income figure also comes from an earlier year than the prices, so the comparison flatters buyers slightly. Downing College got its share of the parish through a will, which is still the least stressful way to own land in Gamlingay.

Of the sales the Land Registry and energy certificates can match on floor area, 88% of the total, the median price was about £3,860 per square metre, on a typical floor area of 121 square metres. Those are decent family-sized rooms, and every square metre of them is paid for.

At the 2021 census, 43% of households had three bedrooms, 27% had four or more, 24% had two and 6% had one. A buyer after a one-bedroom home has very little to choose from. Three bedrooms is the norm here.

Price is where Gamlingay asks the most of a buyer. It is dear for a village, the houses come family-sized with the bills to match, and there is very little underneath for anyone starting out.
