Who lives in Fulham?

For anyone buying or renting in Fulham.

Fulham is home to young graduates, private renters and council and housing association tenants, and owners do not hold a majority. The typical resident is in their mid-thirties. Six in ten have a degree. A third of households are one person living alone. Families with children are the minority.

At the 2021 census, which is the source for every population figure here, about 37% of Fulham's households owned their home and about 37% rented privately. Another 25% rented from the council or a housing association. Tenure is split three ways, and nobody has a majority.

The median age is 34, and about 39% of residents are aged 25 to 44. The typical resident is at the age when London starts talking about mortgages and hands over a tenancy renewal instead.

The Office for National Statistics models typical household income across Fulham at about £81,000 before tax, for the financial year to March 2023. It looks handsome on paper, before tax comes off and the rent goes out.

About 34% of households are one person living alone, and about 9% are pensioners living alone, who are counted within that 34%. Couples with children make up about 15% of households and lone parents about 10%. Fulham's food shops sell a lot of meals for one.

About 61% of residents hold a degree-level qualification, about 10% have no qualifications and about 2% are full-time students. The graduates mostly did their studying somewhere else and moved here afterwards.

About 89% of Fulham's residents describe their health as good or very good. The wider borough of Hammersmith and Fulham has a preventable death rate similar to England's, and its smoking rate of about 12% is also similar to the England figure.

Fulham's residents are young, well educated and comfortably off, and owners, private renters and social tenants are mixed closely enough that no single type of resident has the place to itself.
