What do houses cost in Frimley?

For anyone buying or renting in Frimley.

About £470,000 for a typical house, and Frimley sees no reason to apologise for it. Semis sell at the exact middle of the market. Detached houses run well past half a million. Flats are the only way in for under a quarter of a million. The town isn't expensive by Surrey standards. It just refuses to be cheap by anyone else's.

The Land Registry recorded 147 sales in the year to May 2026, with a median of about £470,000. The mix explains most of that number. Detached houses went for around £575,000 and semi-detached for about £470,000, which makes the semi the town's own price tag. Terraces came in at about £368,000 and flats at about £220,000. Only 16 flats sold all year, so the cheap entrance exists but has a small door. The 52 detached sales and 53 semi sales tell you what Frimley mostly trades in: family houses, bought by families, sold to more families.

The published house price index for the area was up 6% in the twelve months to May 2026, with an average price of about £457,000. Flats rose more slowly, up about 4% over the same period. That gap is modest, and it isn't a forecast. It says houses held their appeal a little better than flats over one year, which will surprise nobody who has tried to park two cars outside a flat.

Council tax clusters in Band D, and only about 8% of homes sit in Bands A or B. A Band D bill runs to about £2,585 a year. That is the number to hold up against what you pay now, because in Frimley it is the ordinary bill, not the unlucky one.

For renters, the only available figure covers the whole borough. The typical private rent across the Surrey Heath area was about £1,500 a month as of April 2026, up about 2% on a year earlier. That is a mean from the Office for National Statistics' rent index, not the median of whatever is currently listed. That is a healthy income, and a typical Frimley house still takes a proper mortgage and a proper deposit to reach. Buyers on a single salary will find the flats within reach and the semis a stretch. Two decent salaries make the market work. That is who the market was built around.

Across the sales that could be matched to an energy certificate's floor area, about 93% of them, the median price was about £4,700 per square metre. The typical home behind that figure has about 98 square metres of floor space. That is a real family house, not a converted box room with a clever photographer.

The 2021 census bedroom count confirms the shape of the market. About 44% of homes have three bedrooms and 34% have four or more. Two-bedroom homes make up about 16%, and one-bedroom homes about 7%. Frimley was built for the growing family and the one that has finished growing and kept the spare rooms. First-time buyers looking for a starter flat are competing for a small slice of the market.

On cost, Frimley is middling: fair for what it sells, but with no bargains on offer. You pay for the extra bedroom, and it is there when you move in.
