What do houses cost in Forest Row?

For anyone buying or renting in Forest Row.

A typical house in Forest Row sells for about £460,000, and the view of the heath is included in the price. Detached houses go for well over three-quarters of a million. Flats are the only thing that sells for under a quarter of a million, and hardly any come up. More than a third of homes have four bedrooms or more. Nobody buying here is a first-time buyer. They sold somewhere else first.

The Land Registry recorded 33 sales in the year to May 2026, with a median of about £460,000. By type, detached houses averaged around £825,000 across 13 sales and semis about £460,000 across 9. Terraces sold for about £362,000 across 6 and flats for about £235,000 across 5. With so few terraces and flats changing hands, those two figures come from a handful of sales and can move a long way on one odd transaction. The overall median is set by the detached end of the market, and the cheaper end hardly trades at all.

Prices went slightly down, not up. The house-price index for the area fell 1% in the twelve months to May 2026, which is a small dip and not a slump. Flats fell further, by about 4%. A buyer hoping for a bargain would need a detached house to fall a lot further than that.

Council tax follows the housing stock. Band D is the most common band, and bands A and B together cover about 13% of homes. A band D bill here runs to about £2,730 a year, so that's a sensible figure to compare with what you pay now. Plenty of homes sit above band D, and the letter on the bill says a lot about the size of the drive.

There is no rent figure for the village itself. The typical private rent across the Wealden area was about £1,260 a month as of April 2026. That is a mean from the Office for National Statistics' rent index, not a median of advertised lets. Across the district, a one-bedroom home averages about £895 a month and a two-bedroom about £1,140. A three-bedroom averages about £1,420 and four or more bedrooms about £2,090. These are district figures, and a period cottage on the edge of Ashdown Forest won't be let at the Wealden average.

Local income makes Forest Row look more affordable than it is. Modelled gross household income, before tax, averaged about £70,000 for the financial year to March 2023. That figure is well above most places, but the house prices are too. On one ordinary income the typical house is a stretch. Most buyers here arrive with equity from a previous sale rather than a big salary.

Of the sales that could be matched to an energy certificate, about half, the median price came to about £4,880 per square metre. The typical floor area behind that figure is about 95 square metres. For the money, you get a sensibly sized family house rather than a mansion, and the rest of the price pays for the location.

The Census 2021 bedroom mix shows what the village was built for. About 9% of homes have one bedroom and 20% have two. About 35% have three and about 37% have four or more. Smaller homes are rare, and so are the chances of a cheap way in.

Houses in Forest Row are expensive and that isn't going to change soon. The market is built around big detached homes, and it gives the budget end of the market very little.
