What do houses cost in Erith?

For anyone buying or renting in Erith.

Erith's homes typically sell for about £370,000, and for that money you get a house on the river inside a London borough. Flats go for about a quarter of a million. Terraces cost a little more than the overall typical price. Semis cost about four hundred thousand and change. This is London at its last stop before Dartford, and the prices reflect where it is.

The Land Registry recorded 210 sales in Erith in the year to May 2026, with a median of about £369,000. Terraces made up 103 of those sales at a median of about £375,000. There were 57 semis at about £425,000 and 47 flats at about £246,000. Only three detached houses sold, also at a median of about £425,000. With three sales, that median comes down to what three buyers happened to pay.

On the house price index for the area, the average price was about £409,000 in May 2026, up about 2% on a year earlier. That's a small rise. Flats on the same index fell by about half a percent over the same twelve months. That suits a first-time buyer chasing a flat. It suits the owners of the riverside blocks built since 2000 less if they expected the regeneration to show up in their valuation by now.

Band C is the most common council-tax band in Erith, and about 23% of homes are in bands A or B. In Bexley a band D bill is about £2,370 a year, which gives you something to compare with whatever you pay now.

Across Bexley, the Office for National Statistics' index puts the typical private rent at about £1,520 a month in April 2026, up about 7% on the year before. On any riverside flat, ask for the service charge history for the block alongside the floor plan. A low price per square metre can arrive with a high annual bill attached.

The 2021 Census puts about 43% of Erith's homes at three bedrooms, 32% at two, 13% at four or more and 12% at one. Three bedrooms is the standard Erith home. A family that needs a fourth room is competing for a much smaller share of the stock.

For somewhere inside London, Erith's prices are one of the better reasons to come. The three-bed buyer on two incomes gets the most for the money.
