Edenbridge is where Kent's middle actually lives. About six in ten households own their home. One household in five rents from a social landlord. The typical resident is in their early forties. Owners with mortgages and council and housing-association tenants share the same town, and it doesn't pretend otherwise.
At the 2021 Census, about 62% of households owned their home. About 21% rented socially and about 12% rented privately. So the town isn't a buy-to-let hotspot, and it isn't an owner-occupier enclave either. The social renting goes back to the post-war estates the London County Council built at Stangrove Park and Spitals Cross. Those estates are as much part of Edenbridge as the timber-framed High Street, whatever the estate agents' photos suggest.
The median age is 41, and about 27% of residents are aged 25 to 44. It's not a retirement town and not a young professionals' town either. Mostly it's people in the middle of mortgages, school runs and remembering when the bins go out.
Median household income was about £61,000 a year before tax, in a model for the financial year to March 2023. That's a gross figure from the Office for National Statistics, averaged across the area, and it's older than the houses changing hands this year. It describes a comfortable town, not a wealthy one. The people buying detached houses at the top of the market are probably not the people behind that average.
All the household figures come from the 2021 Census. About 29% of households are one person living alone, and about 14% of all households are pensioners living alone, which is part of that 29%, not extra to it. Couples with dependent children make up about 22% of households and lone parents about 12%. The mix includes young families and older people on their own, and the church primaries and the post office queue both reflect it.
About 29% of adults hold a degree and about 18% have no formal qualifications. Only about 1% are full-time students. With no university nearby, students are rare and the town's working population is a mix of graduates and people who never needed a degree.
Edenbridge is a mixed, middle-of-the-road population. It's comfortable without being exclusive, settled without being sleepy, and a buyer from anywhere in the middle will fit in without anyone making a fuss.
