East Tilbury is home to young families who own their houses and work for a living. Seven in ten households own. The typical resident is in their mid-thirties. A quarter of households are couples with children. The village was built to house a workforce, and it still does.
The 2021 Census counted 6,213 people in 2,227 households in East Tilbury, and it is the source for every population figure on this page. About 70% of households own their home, about 19% rent privately and about 10% rent from a social landlord. Ownership is the default here, and renting is the exception.
The median resident is 34, and about 32% of people are aged 25 to 44. That is young for a village of semis and gardens, and it means the school run and the first mortgage tend to share a postcode.
The Office for National Statistics models typical household income for the area at about £62,000 a year before tax, for the financial year to March 2023, averaged across a neighbourhood a little larger than East Tilbury itself. That is two decent salaries in most households, and in a village built on three-bedroom semis that is roughly the whole plan.
Households here lean towards families. About 26% are couples with dependent children, and about 16% are lone parents.
Living alone is less common. About 18% of households are one person on their own, and that group includes the roughly 7% of households who are a single pensioner. The houses were built for families and are mostly still lived in by them.
About 25% of residents aged 16 and over hold a degree-level qualification, about 18% have no formal qualifications and about 2% are full-time students. Students are a rarity in a place whose nearest town centre is the best part of an hour and a half on foot.
About 86% of East Tilbury's residents describe their health as good or very good. Across Thurrock as a whole, preventable deaths and smoking rates both sit at levels similar to England's, with about 14% of adults in the borough smoking. Nothing in the borough's health numbers marks it out in either direction.
On the measures that usually mark an area as well off, East Tilbury comes in below the middle: a young, owner-occupying, working village, with ordinary qualifications and family budgets that go mostly on the house.
