What do houses cost in East Tilbury?

For anyone buying or renting in East Tilbury.

A typical East Tilbury house sells for about £355,000, and in practice that means a three-bedroom semi. Terraces come in a little under it. Detached houses cost a good deal more. Flats barely change hands at all. The market here is semis, and everything else is a footnote to them.

The Land Registry recorded 55 sales in East Tilbury in the year to May 2026, at a median of about £355,000. Semi-detached houses made up 25 of those sales at a median of £365,000, and 20 terraces went for about £322,500. The six detached houses fetched a median of £434,500 and the four flats about £181,500. Four flat sales in a year makes that figure close to an anecdote. A garden village built for shoe-factory workers now changes hands for the price of a London deposit plus a bit, and the semis are still the bit everybody wants.

The official house price index for the area put average prices up 2.3% in the year to May 2026, to about £327,000. Flats went the other way, down 1.0% over the same twelve months. Neither number is going to change anyone's life. A 2% rise is the sort of growth that keeps a seller cheerful and a buyer awake for about one night.

Band C is the most common council-tax band in East Tilbury, and about a quarter of homes are in Bands A or B. Thurrock charges about £2,255 a year for a Band D home, and about £1,503 for Band A. The mid-band semi at £365,000 is the house that lands in the middle of that bill.

Renting is priced at borough level. Across Thurrock as a whole, typical private rent ran to about £1,360 a month in April 2026, a mean from the Office for National Statistics index and nothing measured on East Tilbury's own streets. By size, the Thurrock figure is about £920 a month for one bedroom, £1,190 for two, £1,450 for three and £2,160 for four or more. That three-bed rent is the cheque a tenant writes every month for the same semi a buyer is stretching to own.

Household income gives the price some context. The Office for National Statistics models gross household income for the area at about £62,000 a year for the financial year to March 2023, before tax and averaged across a wider area than East Tilbury itself. Gross is the slippery word. A mortgage is paid out of what is left after tax, and the figure describes a year that is now some way behind the current prices. On those terms a £355,000 house is within reach of two earners and a long reach for one.

Of the sales that could be matched to an energy certificate's floor area, about 95% of the total, the median price came to roughly £4,300 a square metre. The typical floor area behind that figure is about 82 square metres. That is a family house of ordinary size, priced as one, and the extension that East Tilbury's planning rules make easy is the obvious way to get more of it.

Three-bedroom homes make up about 60% of the stock at the 2021 Census. Two-bedroom homes account for about 21%, four or more for about 15% and one-bedroom homes for only about 4%. Anyone hunting for a one-bed starter flat will run out of options before the end of the afternoon. About 36% of postcodes are in Flood Zone 3 on the Environment Agency's river-and-sea map, so the zone of the exact house belongs next to its asking price, because a lender or insurer will price it even if the seller does not.

Prices in East Tilbury are middling for what they buy: ordinary three-bed semis at ordinary money, with the flood map deciding which ones are good value.
