A typical home in Ealing sells for about £610,000, and the word "home" is covering a lot of flats there. A flat costs a little under half a million. A terrace costs well over that. A detached house is a seven-figure sum that buys you a garden and a council-tax letter near the bottom of the alphabet.
The Land Registry recorded 357 sales in Ealing in the year to May 2026, at a typical price of about £610,000. Flats made up 206 of them, at about £469,000. The 84 terraced houses went for about £864,000, the 39 semis for about £1,125,000 and the 28 detached houses for about £1,812,500. With so few detached sales, each one costs its buyer a fortune, and the next detached house to come up will be expensive too.
The direction of travel is gently down. The house price index for Ealing was two and a half per cent lower in May 2026 than a year earlier, and the flat-only index was down about 5% over the same twelve months. That is a soft year for flats, not a crash. A buyer with a mortgage offer has slightly more room to negotiate on a flat than a year ago, and a landlord who bought one recently has slightly less patience left for the market.
Ealing council's most common band is E, and only about 6% of homes fall in bands A or B. A band D home pays about £2,139 a year. In Ealing, Band A is close to extinct.
Renting costs about £2,060 a month, the mean private rent the Office for National Statistics publishes for the London Borough of Ealing as of April 2026, so it includes Greenford and Hanwell as well as the streets around Ealing Broadway. By size, the borough's typical rents are about £1,590 for one bedroom, £1,980 for two, £2,340 for three and £3,220 for four or more. Tenants on the pricier side of the borough lose out on that average, and the landlords there do well from it.
Household income here averaged about £87,000 in the financial year to March 2023, an Office for National Statistics model of gross income before tax, averaged across the area. That figure is three years old and before tax, and a mortgage lender looks at the bank statement. Even at that income, a terrace is a stretch and a semi is a stretch on two good salaries. A flat is the price within reach of most local incomes, and the sales split shows that.
Of the sales that could be matched to an energy certificate's floor area, about 61% of them, the median price was about £7,900 per square metre, on a typical floor area of 108 square metres. For any flat on your shortlist, take the floor area from its energy certificate and price it per square metre against that local figure, because two flats with the same number of bedrooms can differ a lot in size.
At the 2021 Census, about 22% of Ealing's homes had one bedroom, 32% had two, 21% had three and 26% had four or more. The two-bed flat is the most common home in Ealing, and also the one most people are trying to move out of, while the four-bedroom houses are in families who show no sign of leaving.
Ealing is poor value for most buyers: the typical price assumes a household income most people here do not have, and the easing in prices this year only takes a little off the top.
