What do houses cost in Cuckfield?

For anyone buying or renting in Cuckfield.

A typical house in the Cuckfield area sells for about £665,000, and that's the middle of the market. Detached houses go for about £830,000. The terrace is the "starter home" at about £435,000. Flats hardly ever come up for sale. Buyers looking for a bargain went to look somewhere else years ago.

The Land Registry recorded 57 sales in the year to late April 2026, at a median of £665,000. Detached houses made up 34 of them, at a median of £831,000. The 11 semi-detached sales had a median of £715,000, which is detached money in most of the country. The nine terraces came in at £435,000. Three flats sold, at a median of £247,500, and with three sales that figure tells you almost nothing. The market here is detached houses with the odd semi thrown in, and the listings follow the same pattern.

For anyone waiting for a correction, the official house price index for the area moved 0.4% in the twelve months to May 2026. You'd struggle to call that a boom or a crash. Flats on the same index fell 2.1% over the same period, which is a real drop but covers a type of home that rarely sells in the village. House prices here have stayed high and stayed put.

Council tax fits the house prices. Band G is the most common band, and only 11% of homes sit in the two cheapest bands, A and B. A Band D home pays about £2,474 a year, which is the easiest figure to hold against your current bill. Most homes here sit a few bands above D.

Renting costs about £1,410 a month, the typical private rent across the Mid Sussex area as of April 2026. That's an average for the whole district, taken from the Office for National Statistics' index, and not a figure for Cuckfield's own streets. By size, the district averages about £1,000 for a one-bed, £1,280 for a two-bed, £1,605 for a three-bed and £2,196 for four bedrooms or more. There are no figures for studios or single rooms, and the housing mix here gives little reason to expect many.

The Office for National Statistics modelled gross household income, before tax, at about £74,000 in the financial year to March 2023. That's comfortable. Next to a median sale of £665,000 it still leaves anyone relying on local wages alone well short. Most buyers here arrive with equity from somewhere else, and the prices assume you have some.

Of the sales that could be matched to an energy certificate's floor area, 46% of the total, the median price was about £5,200 per square metre. The typical floor area behind that figure is 107 square metres. It's a solid family house, and you pay for every square metre of it.

The 2021 Census shows why so few smaller homes come up. Around 43% of households have four or more bedrooms and 31% have three. Only 16% have two bedrooms and 10% have one. If your search filter starts at two bedrooms and stops at your budget, Cuckfield will return very few results.

Cuckfield is one of the more expensive places to buy in Mid Sussex, and the price goes on the privilege of a big house on the edge of the Weald. Unless you're bringing equity from a dearer postcode, you'll struggle to afford it.
