About £388,000 buys the typical Croydon home. Flats go for not much over a quarter of a million. Detached houses cost far more, and few ever come up for sale. Prices have hardly moved in a year. It's still London, at a price you can say out loud without wincing.
The Land Registry recorded about 1,090 sales in the year to May 2026, with a typical price of about £388,000. Flats are where most buyers start. There were 367 flat sales at a typical £255,000, and 431 terraces at about £417,000. The 212 semis went for about £483,000. Only 79 detached houses sold, at about £640,000. Because flats are such a big part of the market, ask for the service charge and the remaining lease length when you ask for the price, since both affect what the flat really costs. A detached house here is something people mention more often than they buy.
The house price index for Croydon put the average at about £397,000 in May 2026, down by less than 1% over the year. Flats did a little worse, down about 3%. The five-year change is about 1% up. That suits a first-time buyer coming in now. It is less welcome to anyone who bought a flat five years ago hoping the commute would do the saving for them.
Council tax is mid-range. Band C is the most common band, and about 19% of homes are in bands A or B. A Band D bill in Croydon comes to about £2,600 a year, so that is the figure to check against what you pay now.

The 2021 census shows what that space looks like in bedrooms. About 20% of homes have one bedroom, 32% have two, 35% have three and 13% have four or more. Three-bed homes are the most common, so a growing family has more to choose from than Croydon's reputation as a town of flats would suggest.
Croydon is one of the cheaper ways to buy in London without leaving London. For anyone starting out, or trading up to a terrace, the prices work well in the buyer's favour.
