What do houses cost in Colnbrook?

For anyone buying or renting in Colnbrook.

Colnbrook houses cost about £300,000, give or take a flat. A flat goes for about £200,000. A terrace costs nearer £380,000. Barely a couple of dozen homes changed hands all year. The price comes down to which of the two you buy.

The Land Registry recorded 17 sales in Colnbrook in the year to January 2026, at a median of £294,000. Seven were flats, at a median of £196,000, and nine were terraced houses, at £377,000. That leaves one sale of anything else, so detached and semi-detached buyers have no local median to go on. With a year this thin, one keen seller on the high street can move the figure by themselves.

The published house price index for the area put the average at about £330,000 in May 2026, down 4% on a year earlier. Flats fell further, by 8% over the same twelve months. Over five years the index is up 5%. Owners who bought a flat recently will have noticed. Buyers looking for one have a slightly better hand than they had last spring.

Band C is the commonest council-tax band in Colnbrook, and 15% of homes sit in the two cheapest bands, A and B. A band D bill comes to about £2,410 a year, which is the figure most people can hold up against what they pay now.

Slough's typical private rent was about £1,570 a month in April 2026, up 3% on the year. That is a compact home by most buyers' standards. Look up the floor area on the energy certificate of any home you are considering and set it against that figure, because the asking price rarely mentions square metres.

At the 2021 census, 31% of Colnbrook households had one bedroom, 26% two, 29% three and 13% four or more. One-beds slightly outnumber three-beds, so the village on the sign holds plenty of flats, and a family wanting a fourth bedroom is shopping in the smallest part of the market.

Prices are a modest plus for Colnbrook. A first flat is within reach, and a terraced house costs a good deal more.
