Codicote and the surrounding villages are home mostly to owner-occupiers in middle age, many with degrees and comfortable incomes. About three in four households own their home. The typical resident is nearer fifty than forty. Nearly half the adults have a degree. About one household in six rents from a social landlord, so the area is more mixed than the drive in suggests.
Every population figure here comes from the 2021 Census and covers the Codicote area, which includes Kimpton and the hamlets around them. About 74% of households own their home, about 10% rent privately and about 16% rent from a social landlord. With so few private lets, people who rent here often rent from a housing association, which surprises anyone who has only seen the conservation area.
The median age is 48, and only about 21% of residents are aged 25 to 44. The people who would normally be buying their first homes and having children are thin on the ground. The village has more people planning a fiftieth birthday than a first child.
The Office for National Statistics models typical household income in the area at about £71,000 a year before tax, for the financial year to March 2023. That figure is gross, measured before income tax and National Insurance, and it is three years old. It is solid professional money, though not the kind that buys a detached house here without help. Most households in that bracket got their deposit from the house they sold before moving.
Single-person households make up about 28% of the total. Single pensioners are part of that group, about 16% of all households. Couples with dependent children account for about 22% and lone parents about 8%. In a lot of Codicote's houses, one or two older people now live where a family used to.
About 45% of adults here hold a degree or equivalent, about 12% have no formal qualifications and only about 2% are full-time students. Graduates are close to half the population, and a large minority built their lives without the certificate. Almost nobody is studying, because the age profile is long past it.
The Codicote area's residents are, on the whole, well set up. They are mostly settled owners with money and qualifications, plus a real social-rented minority that keeps the area from being entirely one type. If you are young, renting privately and looking for your own crowd, you will find it more easily in Hitchin.
