Who lives in Clutton?

For anyone buying or renting in Clutton.

Clutton is a village of settled owner-occupiers, comfortably off and past their first flush of youth. More than four in five households own their home. The typical resident is 46. Household incomes run above the national middle. This is a place people put roots down in, not one they pass through.

Ownership is the defining fact of who lives here. Just over four in five households own the roof over their heads, which is high by any measure and higher still for anyone used to town-centre renting. Private renters are a small minority, under one in ten, with a similar sliver in social housing. The result is a village with very little churn: people buy, and then they stay, which is a good part of why the local housing market moves at the pace of a Sunday.

The age profile leans mature without tipping into a retirement village. The typical resident is 46, a fair stretch older than the national middle, and the prime young-working band, those from their late twenties to early forties, makes up under a quarter of the population. That points to a place weighted toward established households and empty-nesters rather than sharers and first-jobbers. The people starting out tend to start out somewhere cheaper and arrive here later, once the deposit is sorted.

On money, Clutton sits comfortably above the line. Median household income is around £63,000, ahead of the national middle, and it shows in an area that ranks toward the more affluent end of the country. Close to four in ten adults hold a degree. This is not flashy wealth. It is the quiet, mortgage-paid, two-cars-on-the-drive sort that villages like this run on.

The household mix is what those numbers would suggest. About a quarter are couples with children, a solid family core. Around one in five are single-person households, and just over one in ten are older people living alone, the natural tail of a place where people age where they settled. Lone-parent families make up a small share, under one in ten. Add unemployment barely registering, and the overall texture is stable and family-anchored, and in no hurry to change.

So who lives in Clutton? Settled, comfortable, mostly owner households who chose the countryside and mean to keep it. The profile is prosperous and steady, which is a large part of why the village scores as well as it does on quality of life. Not a place for people passing through, and it rather likes things that way.
