Is Clutton at risk of flooding?

For anyone buying or renting in Clutton.

Clutton is a low flood-risk village, and what little risk it carries comes from the sky rather than a river. Almost no homes sit in the mapped river or sea flood zones. Surface water is the real story, with about seven percent of postcodes carrying a high risk when heavy rain runs off the hills. Nothing here sits in the medium river-and-sea danger band at all. For a settlement on the edge of a valley, the water mostly stays where it should.

Start with rivers and the sea, the flooding people picture first. Clutton sits near the Cam Brook on the eastern edge of the Chew Valley, which sounds like a recipe for wet carpets, and yet the mapped river and sea flood zones barely touch the village. None of it falls in the medium-risk zone, and under one percent sits in the highest-risk river zone. The brook stays in its bed, and the valley slopes tend to drain away from the housing rather than into it.

The risk that actually matters here is surface water, the flash kind that arrives when heavy rain hits sloping ground faster than the drains can swallow it. About seven percent of postcodes carry a high surface-water risk, and close to another six percent a medium one. Widen the net to include low risk and it climbs to roughly a fifth of postcodes. That is not a village-wide problem, it is a scattering of unlucky spots, usually at the bottom of a slope or the end of a run-off path. The specific address matters far more than the postcode average.

Look ahead and the picture holds steady rather than worsening sharply. Once the climate allowance is added to the river maps, the high-risk share stays at under one percent, the same as it is today. The future flood story for Clutton is written in rainfall and drainage, not in a rising river creeping up the valley toward the church.

For insurance, low-and-scattered risk is the good kind to have. Most Clutton homes will get standard buildings cover without a flood-related fuss, and the government-backed Flood Re scheme sits behind the market for those that do carry risk, though it does not cover homes built since 2009. The handful of properties on a known surface-water path are where a survey and a look at the flood history earn their keep before you exchange.

So is Clutton at risk of flooding? Mostly no, with an asterisk. The river threat is close to nothing and the surface-water risk is real but confined to particular spots, which puts the village squarely in the middle of the road. Check the individual address, and most buyers here can leave the sandbags to someone else.

Check it for your address. Flood risk can change from one street to the next, so look up the exact address on the government's long term flood risk service.
