What do houses cost in Clapham?

For anyone buying or renting in Clapham.

In Clapham the typical home costs about £627,000, and for that money most people get a flat. Flats sell for around £545,000. A terraced house goes for well over a million. Semi-detached houses are rare enough to count as a separate market. Prices have dipped over the past year, and the only people likely to notice are the ones who could already afford to buy.

The Land Registry recorded 334 sales in the year to May 2026, at a median of about £627,000. Flats made up 241 of those sales, at a median of £545,000. The 77 terraced houses had a median of £1,350,000, and the 15 semi-detached houses £2,300,000. That leaves fifteen semis in a whole year, which is fewer than some roads manage in an afternoon of open viewings, and each one cost more than four typical flats put together.

The official house price index for the area fell about 3% in the twelve months to May 2026, to an average of around £545,000. Flats on their own fell nearly 4%. Over five years the index is down 7%. These are published changes over a period that has already happened, and they say nothing certain about next year. They do show a market that has been softening slowly, and a seller asking last year's price is now asking for a premium the index no longer supports.

Band D is the most common council tax band in Clapham, and only about 20% of homes are in Band A or B. Lambeth charges about £2,050 a year for Band D, and about £4,090 at the top band, Band H, which takes in the big houses on the edge of the Common.

Lambeth's typical private rent was about £2,530 a month as of April 2026, up around 7% on a year earlier. That is a mean across the whole borough, taken from the Office for National Statistics' rent index, so it is not a figure for Clapham's own streets. By size, the borough averages about £1,880 for one bedroom, £2,350 for two, £2,680 for three and £3,730 for four or more. There are no published figures for studios or single rooms. While prices fell, rents rose, which is a useful thing to tell any landlord who claims the local market is struggling.

Household income around Clapham was about £81,500 before tax in the financial year to March 2023, an Office for National Statistics model averaged across the area. Against a typical sale of around £627,000, that is a stretch for a single household and only within reach for two good salaries with a decent deposit. The income figure is gross and three years old, so it flatters the buyer's position twice.

Among the sales that could be matched to an energy certificate, about 48% of them, the median price was roughly £8,930 per square metre. The typical floor area behind that figure is about 98 square metres. Here the floor plan is a financial document. Anyone buying a flat should ask early for the lease length and the service charge history, because in a market where most of the stock is flats, those two lines decide what the home costs to own long after completion.

At the 2021 census, about 24% of Clapham's homes had one bedroom, 37% had two, 21% had three and 18% had four or more. The two-bedroom home is the local standard, and many of them have one room for the owner and one for the lodger who helps pay for it.

Clapham is expensive. The past year has taken a little off the top, but not enough to change what kind of buyer can get in.
