What do houses cost in Chiswick?

For anyone buying or renting in Chiswick.

A typical home in Chiswick sells for about £850,000, and that number flatters the market. A flat goes for around half a million. A terraced house is well over a million. A semi or a detached house costs more than most people's idea of a lottery win. The typical price is propped up from below by flats.

The Land Registry recorded 414 sales in the year to mid-May 2026, at a typical price of £850,000. Flats made up the biggest group, 208 sales at a typical £515,000. The 149 terraced houses went for around £1,240,000, the 46 semis for about £1,850,000, and the 11 detached houses for about £2,650,000. With only 11 sales, the detached figure says more about which houses happened to sell than about detached houses in general. Most of those terraces stand in conservation areas, so the buyer gets a protected front elevation and a planning officer who will have opinions on any change to it.

The market is soft, not crashing. The official House Price Index for the wider area recorded a fall of 2.4% in the twelve months to May 2026, and flats on their own fell 4.7%. Buyers aiming at the cheapest part of the Chiswick market saw it give way twice as fast as the rest. Those are changes over one year, and they say nothing about what the next twelve months will bring.

For council tax, Band D is the most common band, and only about 4% of homes are in Bands A or B. The council's own Band D charge is about £2,186 a year. In Chiswick that is the ordinary bill, and the cheap bands barely exist.

Renting is no easy way in either. The Office for National Statistics index puts the typical private rent at about £1,920 a month, and that covers the whole of Hounslow, a borough that runs a long way west of Chiswick High Road. Broken down by bedrooms, the borough's averages are about £1,560 for a one-bedroom home, £1,920 for two, £2,200 for three and £3,040 for four or more. These are means from the index, not the middle of what letting agents are advertising, and there is no reliable figure for studios or rooms. Anyone hoping to rent a three-bedroom house near Turnham Green for the borough average should expect to be disappointed.

Local incomes are high, though not high enough to make the prices comfortable. Modelled gross household income, before tax, averaged around £87,700 in the financial year to March 2023. That is an estimate for a year now well past, and it describes households that already live here. The flat price is a stretch on that income and the terrace price is well beyond it. Many of the people buying terraces in Chiswick are bringing money from the sale of a previous home, not saving it out of a salary.

The Land Registry's sales can be matched to a floor area on an energy certificate for 62% of the year's transactions, and across those the median price was about £9,400 per square metre. The typical floor area behind that figure is 115 square metres. The unmatched sales are not included, so this describes the homes with a recent certificate, not every sale. Measured that way, the period cornicing comes free with the price per square metre.

At the 2021 census, about 23% of Chiswick households lived in one-bedroom homes, 30% in two-bedroom homes, 21% in three and 26% in four or more. A family needing a third bedroom is competing for one of the smaller groups, and the four-bedroom homes are mostly the Victorian and Edwardian houses at the top of the price list. If the plan is to buy a two-bedroom terrace and add a bedroom in the loft, ask Hounslow council whether the street is in a conservation area and what it has allowed on that street, because the price of a terrace assumes you can extend it.

Houses in Chiswick are poor value for most buyers. The district is expensive at every size, and the recent softening only slightly reduces the cost of the flats.
