Who lives in Chippenham?

For anyone buying or renting in Chippenham.

Mostly people in the thick of the mortgage years. Two-thirds own their home. The typical resident is in their early forties. A third hold a degree. Chippenham is what middle England looks like with a lawn to mow and a school run to get through first.

At the 2021 census, which is the source for every population figure on this page, about 68% of Chippenham's households owned their home outright or with a mortgage, and about 17% rented privately. The town is built around owning. Renting exists, but it is the stepping stone rather than the destination, and the landlord class here is a supporting act.

The median age is 43, and people aged 25 to 44 make up about 26% of residents. That is a grown-up town without being an old one. It has more people paying off a house than paying for a care home, and more people worrying about secondary admissions than about retirement lunches.

Modelled household income, before tax, averaged about £62,000 across the area in the financial year to March 2023. That is a gross figure for a year now some way back, not a pay slip for today. It describes a place where two working adults are common and the household budget is built around both of them turning up.

About 20% of households are couples with dependent children, and about 9% are lone parents. Families are here in numbers, and the town's housing, with its three-bedroom semis and its gardens, reads as though it was designed with them in mind.

The rest of the household picture is broader than the family image suggests. About 30% of households are one person living alone, and within that about 12% of all households are a single pensioner. Those two figures overlap rather than add up: the pensioners living alone are part of the solo count, not a separate crowd. Chippenham has its young families, but it also has a quieter layer of people living on their own, a fair share of them older.

About 34% of adults hold a degree-level qualification, 14% hold no formal qualifications, and about 2% are full-time students. The spread says the town does not run on a single type of worker: graduates commuting or working from home sit alongside people in trades, retail and the industrial estates. Students barely register, because there is no university campus in town to supply them.

At the census, about 83% of residents described their health as good or very good. At the Wiltshire council level, the preventable mortality rate is better than England's, and smoking rates are similar to England's. Those are county figures benchmarked against England, not a verdict on Chippenham's own residents, but they describe the setting the town sits in, and it is a reasonably healthy one.

Chippenham's population is one of its stronger points: comfortable, working and mostly housed on its own terms, with enough variety in the household mix that nobody moving in stands out for long.
