What do houses cost in Chalgrove?

For anyone buying or renting in Chalgrove.

A typical house in Chalgrove sells for about £395,000. That usually gets you a semi, and a detached house costs nearer half a million. Flats are so rare they barely count. Prices have been rising slowly and without drama. If you want a cheap way into the village, you will be looking for a while.

The Land Registry recorded 31 sales in Chalgrove in the year to May 2026, at a typical price of about £395,000. Semis made up the bulk of them: 17 sold, at about £380,000. The other 12 were detached houses, which went for about £480,000. No terraces or flats sold in enough numbers to give a price, so the market is mostly semis and detached houses.

The official house price index for the wider area rose about 4% in the twelve months to May 2026, and flats rose about 1%. Both are steady changes, and neither is a boom. Flat prices matter very little in a village with almost no flats.

Band C is the most common council tax band in Chalgrove, and only about 4% of homes are in bands A and B. In South Oxfordshire a band D home pays about £2,600 a year. A buyer hoping for the bottom of the valuation list will find almost nothing there.

South Oxfordshire's typical private rent was about £1,380 a month in April 2026. That figure is a mean from the Office for National Statistics rent index across the whole district, and it says nothing about the few houses for rent in Chalgrove itself. By size, the district averages are about £1,030 a month for one bedroom, £1,270 for two, £1,590 for three and £2,290 for four or more. A landlord quoting the four-bed figure for a Chalgrove semi is quoting the district's biggest houses, which are not the house on offer.

Average household income in the area was about £73,000 a year before tax, in the Office for National Statistics' modelled figures for the financial year to March 2023. That number is gross and now a few years old, and a mortgage lender works from what is left after tax. Against a typical £395,000 house, a household on that income can afford to buy here, but only if two people are earning or someone already has a house to sell.

The typical price per square metre is about £4,460, for a typical floor area of about 95 square metres. That covers the sales the Land Registry could match to an energy certificate's floor area, about 97% of them, so very little is missing. Ask for the energy certificate on any house you view and compare its floor area with the asking price. Ninety-five square metres is a family house, so most buyers here are paying for a family house and getting one.

At the 2021 Census, about 53% of Chalgrove homes had three bedrooms and about 28% had four or more. Two-bedroom homes made up about 18% and one-bedroom homes about 2%. Chalgrove was built for families, and its housing has stayed that way.

For what you get, houses in Chalgrove are fairly good value, a bit better than middling. You pay family-house money and get a family house, and buyers who want something cheaper than that will struggle here.
