The area around Chafford Hundred is far greener than anyone driving past Lakeside would guess. There are parks within a short walk of most front doors. There are sixteen green spaces within a kilometre. There's water within a few hundred metres. The shopping centre gets the visitors, and the old quarries get the dog walkers.
The average home in Chafford Hundred is about 170 metres from the nearest public green space, with about 16 green spaces within a kilometre. Much of that comes from the old Thurrock Chalklands, where the cement firms' former quarries now make up Chafford Gorges Nature Park, run by Essex Wildlife Trust. Few nature reserves have cement companies to thank, and this one has several.
The nearest water is about 380 metres from the average home, with about 29 bodies of water within a kilometre. That is a lot of lakes and ponds for a suburb most people only know as the car park beside Lakeside Shopping Centre.
The National Cycle Network is about 660 metres from the average home, and about 39% of postcodes are close to it. There is no ancient woodland here at all. The green space is young, and much of it grew back on old industrial land.
The rated-premises count for Chafford Hundred includes 287 shops, 15 pubs and 34 restaurants. With Lakeside next door, the shops win comfortably. A pub crawl here wouldn't take long.
Thurrock's fine-particle level averaged about 8 micrograms per cubic metre in 2024, and that is a council-wide figure, not a reading from any particular estate.
The character comes from the joins between very different things. Chalk gorges sit behind the closes, Lakeside lies across the railway in West Thurrock, the Purfleet conservation area is down by the Thames, and Belhus Park is a short drive away for anyone who wants more. Stifford keeps the older village feel to the north. Two hundred years of industry left the landscape, and the estate moved into it.
Private gardens add about 47,800 square metres of outdoor space for every 1,000 residents here. That is a measure of how much of their own outdoor space people actually have, and since about a third of homes are flats, it is shared unevenly. The terraces and semis have gardens, and the flats rely on the gorges.
The council-tax valuation list for business rates records 902 premises in the area. Shops top the list at 213, followed by warehouses at 193 and 106 industrial units, with offices further down. These are rateable premises on the list, so some may be empty. The warehouses show this is still Thurrock's working waterfront.
Of the 185 food premises with a hygiene rating, about 77% hold the top score of five, and fewer than 1% sit at the bottom. That covers everything from a takeaway to a Lakeside chain restaurant.
There is no area of outstanding natural beauty and no ancient woodland. A site of special scientific interest, Purfleet Chalk Pits, covers well under 1% of the area. The green space here is what people made and then left alone. The protected-landscape map has very little to say about the place.
Chafford Hundred's surroundings are one of its strongest points. The parks, lakes and gorges are all close, and most residents can walk to them from the front door.
