What do houses cost in Chafford Hundred?

For anyone buying or renting in Chafford Hundred.

A typical home in Chafford Hundred sells for about £300,000. Flats go for nearer £225,000. Detached houses go past half a million. Prices barely moved last year. It isn't cheap, but the money buys an estate with its own station, which few commuter estates can claim.

The Land Registry recorded 244 sales here in the year to May 2026, with a median of £300,000. Flats were the biggest group at 107 sales and about £225,000. Terraced houses went for about £358,000 across 63 sales, semis for about £405,000 across 33, and detached houses for about £525,000 across 41. That headline median depends heavily on the flats. One busy month for new-build apartments drags it down, and a run of detached sales pushes it up, so the median tracks what sold more than what anything is worth.

The published house price index for the area shows average prices up 2.3% in the twelve months to May 2026, to about £327,000. That is a small rise. Flats on the same index went the other way, down 1% over the same period, so the flat market is where a buyer has some room to haggle. Anyone waiting for a correction on the houses is waiting on numbers the index doesn't show.

Band C is the most common council tax band here, and about 28% of homes are in bands A or B. Thurrock Council's band D bill is about £2,255 a year, a useful figure to hold against what you pay now. A flat bought cheaply can still bring a band and a service charge that close most of the gap with a terrace, so ask the seller for the last three years of service charge demands alongside the council tax band.

Thurrock's typical private rent was about £1,360 a month in April 2026. This is the borough-wide average from the Office for National Statistics' rent index, not a median of listings. Across Thurrock, a one-bed averaged about £920 a month, a two-bed about £1,190, a three-bed about £1,450, and four bedrooms or more about £2,160. Two-bed flats make up much of this estate, so landlords here read the middle of that list closely.

The Office for National Statistics modelled gross household income, before tax, at about £73,500 on average here for the financial year to March 2023. Against a typical sale of £300,000, that puts a flat or a modest terrace within reach of two working incomes without heroics. The detached houses are another matter, and the people who buy them tend to have sold somewhere in East London first.

Of the sales that could be matched to an energy certificate, about 89% of the total, the median price was about £4,480 per square metre. The typical floor area behind those sales was 65 square metres, which is a two-bed flat or a compact terrace, not a family house with a study. The new-build stock was designed to make the most of every metre, and the metre price reflects that.

At the 2021 Census, about 12% of homes here had one bedroom, 36% had two, 32% had three and 19% had four or more. Two and three bedrooms cover more than two-thirds of the stock between them, so the choice is wide in the middle and thin at both ends. A buyer after a big family house is shopping in the smallest group, and pays for it in the detached column.

Chafford Hundred is fairly priced for what it is, a commuter estate with a station and new housing at prices two salaries can still manage. On cost alone, it is one of the better reasons to move here.
