Who lives in Chadwell St Mary?

For anyone buying or renting in Chadwell St Mary.

Chadwell St Mary is a working-age, family-heavy place of homeowners and council and housing association tenants, with very few private renters. Just over half own. A third rent from a social landlord. The typical resident is in their late thirties. Households with children are everywhere, in every shape.

The 2021 census, the source for every population figure here, puts about 57% of Chadwell St Mary's households in homes they own, and about 33% renting from the council or a housing association. Private renting accounts for about 10%. For a place a short drive from Grays, private landlords have left it largely alone, and the choice is mostly between owning and social renting.

The typical resident was 38 at the census, and about 26% of people were aged 25 to 44. Most adults here are still in the years of mortgages and school runs, with retirement some way off for most of them.

The Office for National Statistics models median household income across Chadwell St Mary at about £56,000 before tax for the financial year to March 2023, averaged over the two middle-layer areas that cover the place. Gross is the number before tax and national insurance, and the mortgage and the Band C council tax bill come out of what is left.

Families are the main unit. About 21% of households are couples with children, and about 17% are lone parents with children. In Chadwell St Mary a child in the house is the norm, whichever way the household is arranged.

The other end of the spectrum is smaller. About 25% of households are one person living alone, and about 14% of all households are pensioners on their own, a group counted within those living alone. The single-pensioner household is often the one that has been on the same street since the estate was new.

About 20% of residents aged 16 and over hold a degree-level qualification, about 29% have no formal qualifications, and about 2% are full-time students. There is no university, college campus or student lettings market here, so term-time comings and goings play no part in the place.

About 80% of Chadwell St Mary's residents described their health as good or very good at the census. Across Thurrock as a whole, the preventable death rate is similar to England's, and so is the smoking rate, at about 14% of adults.

On the measures this page weighs for who lives here, chiefly income and deprivation, Chadwell St Mary sits below the middle: a working estate where money is tighter than the house prices around it might suggest.
