Who lives in Canning Town?

For anyone buying or renting in Canning Town.

Canning Town is young, it rents, and it is better qualified than people expect. The typical resident is in their early thirties. About a quarter own their home. Nearly half have a degree. Owner-occupiers are the smallest group here, outnumbered by private renters and by social tenants.

The 2021 Census, which is the source for every population figure on this page, found that about 24% of households own their home, about 40% rent privately and about 33% rent from a council or housing association. In a block where most of the neighbours are tenants, the managing agent can tell you roughly how many of the flats are let, and that answer will shape the stairwell more than the brochure does. Owners come third in their own district.

The typical resident is 32, and about 44% of the population is aged between 25 and 44. Nearly half of Canning Town is at the age where the lease, the job and the relationship are all still being renegotiated every couple of years.

The Office for National Statistics models typical household income at about £63,000 before tax for the financial year to March 2023, averaged across the district's statistical areas. That is the figure before the taxman and a London rent have both had their turn, and in a district where most households rent, the rent is the bigger bite.

Families make up a good share of households. About 17% are couples with children and about 16% are lone parents, so Canning Town's family households are split almost evenly between one parent and two.

About 27% of households are one person living alone, and about 4% are a single pensioner living alone, a small group within that 27%. A pensioner living alone is uncommon in a district where so much of the day revolves around getting to work and back.

About 48% of residents hold a degree, about 17% have no formal qualifications, and about 5% are full-time students. Both ends of the education scale share the same lifts here, and in a district made of tower blocks that is meant literally.

About 87% of residents describe their health as good or very good, which is what you would expect from a population this young. Across Newham as a whole, the borough's rate of deaths that could have been prevented is similar to England's, and so is its smoking rate, at about 11% of adults.

Canning Town's population comes out below average on the measures this page uses. It is young and well qualified, but most people rent and very few own, which is why it sits lower than its degrees would suggest.
