Who lives in Camberley?

For anyone buying or renting in Camberley.

Camberley is home to settled homeowners in early middle age, most of them paying off a mortgage on a family house. Seven in ten own their home. The typical resident is in their early forties. A lot of them have a degree and a garage full of things they meant to sort out years ago. It's a town that has already made its big decisions and is now living with them.

Home ownership is the norm. The 2021 census, which is the source for the population figures here, found about 69% of households owning their home, about 19% renting privately and about 12% in social housing. Renters exist, mostly in the flats, but the town is built for people who own.

The median resident is 42, and about 26% of people are between 25 and 44. So there are plenty of people in the busy years of career and school runs, and a larger group just past them, in the stage where children are grown and the conservatory finally got built.

Median household income was about £72,000 before tax in the financial year to March 2023, modelled by the Office for National Statistics for the local neighbourhoods and averaged across the area. That describes that year rather than today. It's comfortable money: enough to take on a Surrey mortgage, not enough to stop thinking about it.

The households are mostly couples and families, with a solid minority of people on their own. About 23% are couples with children and about 9% are lone-parent households. About 25% are one person living alone, and within that group about 12% of all households are pensioners on their own. So one in four doors has a single occupant, and nearly half of those are retired, which is worth knowing if you imagined every cul-de-sac was full of children on scooters.

Education levels lean towards university. About 40% of adults hold a degree-level qualification, about 14% have no formal qualifications, and only about 2% are full-time students. With no university here, students are rare, and the graduates who do live here arrived with a job and a mortgage broker, not with a rucksack.

About 1,070 people live in communal settings such as care homes rather than private households, out of a population of about 39,500. That's too few to change how the other shares should be read.

Camberley's population is stable, reasonably well off and well educated: better placed than most towns, and not showy about it.
