Who lives in Cam?

For anyone buying or renting in Cam.

Most of Cam's residents are homeowners in their forties and fifties, comfortable but not rich. About seven in ten own their home. The typical resident is close to fifty. Households earn a solid middle-of-the-road income, and about one household in six is a pensioner living alone. Cam is a place people buy into and then stay in.

Ownership is the main thing to know about Cam. At the 2021 Census, the source for every population figure on this page, about 73% of households owned their home. Only about 9% rented privately, fewer than the 15% in social housing. In Cam, the council and housing associations house more tenants than private landlords do.

The typical resident in Cam is 49. People aged 25 to 44, the years of first homes and young children, make up about 21% of the population. The middle-aged are well represented and young adults less so.

The Office for National Statistics models household income in Cam at about £56,000 a year before tax, for the financial year to March 2023. That figure is gross, and it is an average across the area. It doesn't reflect what anyone takes home after tax, and in a place where a lot of households are retired, some of that income is pensions.

Household types are mixed. About 30% of households are one person living alone, and in about 17% that person is a pensioner. Couples with children make up about 18% of households, and lone parents about 9%. The house on the corner is as likely to hold one retired resident as a family of four.

Education is mixed too. About 31% of adults hold a degree, about 17% have no formal qualifications, and full-time students make up about 1% of residents. The degree-holder and the person who left school at sixteen can easily live next door to each other.

Cam's population is stable and comfortable, with high ownership, decent incomes and a fair spread of households.
