What do houses cost in Calne?

For anyone buying or renting in Calne.

A typical Calne house sells for around £270,000, and it comes with actual walls and a garden. Flats go for under £150,000. Terraces come in under a quarter of a million. Even a detached house goes for about £387,000. Wiltshire has towns that charge extra for the postcode, and Calne mostly doesn't.

The Land Registry recorded 296 sales in Calne in the year to mid-May 2026, at a median of about £270,000. By type, flats sold for about £147,000 across 32 sales, terraces about £235,000 across 113, semis about £280,000 across 76, and detached houses about £387,000 across 75. Terraces clearly lead the market, which fits a town where the starter home is still a house rather than a one-bed above a vape shop. Detached and semi sales run level, so the move up the ladder here is a move out rather than a move up in postcode.

The published house price index for the area rose 1.6% in the year to May 2026. That is a small move, the sort that barely beats inflation and doesn't make anyone rich at the dinner table. Flats went the other way, down 1.8% over the same year. If you are buying a flat to sell on in five years, that number deserves more of your attention than the estate agent's photos do.

Council tax is kind to Calne. Band B is the most common band, and about 38% of homes sit in bands A or B. A band D home pays about £2,572 a year, the figure worth comparing against whatever you pay now. Most buyers will be looking at something cheaper than band D, which is the rare case where a council tax letter improves your mood.

For renters, the typical private rent across the Wiltshire area was about £1,060 a month as of April 2026, up about 7% on a year earlier. That is a county-wide mean from the Office for National Statistics' rent index, not a median of Calne listings, so read it as the area's going rate rather than the town's own. By size, it runs to about £733 a month for one bedroom, £952 for two, £1,193 for three and £1,706 for four or more. No reliable figure exists for studios or single rooms, so anyone quoting one is guessing.

Median gross household income in Calne, before tax and modelled across the area for the financial year to March 2023, was about £61,000. Against a £270,000 median sale, that puts an ordinary house within reach of an ordinary two-income household on a normal mortgage, rather than requiring a dead relative or a bank of mum and dad with a long memory. The income figure is a few years old and gross, so the take-home version is smaller, but the gap between local wages and local prices is narrower here than the Wiltshire brochure towns would like you to know.

Of the sales that could be matched to an energy certificate's floor area, about 92% of the total, the median price came out at roughly £3,318 per square metre, on a typical home of about 82 square metres. That is a modest-sized family house, not a mansion, and the price per square metre is the honest way to compare it with anywhere else on your shortlist.

The 2021 Census puts the bedroom mix at about 44% three-bed, 25% two-bed, 25% four-bed or larger and 7% one-bed. Three bedrooms is the default setting in Calne, and one-bed homes barely register, so a single buyer after a small flat is shopping in the thinnest part of the market.

Price is one of Calne's real strengths: proper houses at prices that local incomes can reach, with the council tax bill as a bonus. The town doesn't charge you for a name, and that makes it the cheaper side of the county's trade-off rather than the discount version.
