Who lives in Caddington?

For anyone buying or renting in Caddington.

Caddington is mostly homeowners in middle age who have no plans to leave. About eight in ten own their home. The typical resident is around fifty. Household incomes are comfortable. Graduates and people with no qualifications live on the same streets in roughly equal numbers.

About 82% of households own their home, and about 8% rent privately, with roughly 10% in social housing. Private renting is a small corner of the village. Anyone hoping to rent here first and buy later will find very few homes to choose from.

The median age is 50, and about 20% of residents are aged 25 to 44. Families grew up in the three-bed semis, and the parents stayed on once the children left.

The Office for National Statistics modelled gross household income at about £59,700 for the financial year to March 2023, an average across a wider area than the village, measured before tax. It is the most flattering version of the figure: three years old and before tax.

The household mix comes from the 2021 Census, like every population figure here. About 26% of households are one person living alone, and about 17% are pensioners living alone, who are part of that 26%. Couples with dependent children make up about 19% of households and lone parents about 9%. A village where pensioners living alone are nearly as common as couples raising children is a village that has done most of its child-rearing already.

About 28% of residents hold a degree, about 20% have no formal qualifications, and about 2% are full-time students. Caddington has as many people who left school without a certificate as graduates, give or take, which makes it a fairly ordinary mix for an English village. Almost nobody here is still in full-time education.

Health is good by its own account. About 83% of residents described their health as good or very good in the 2021 Census. Central Bedfordshire as a whole does better than England on deaths from preventable causes, and the council area's smoking rate is about the same as England's. Both are authority-wide measures covering a much bigger population than this village.

Caddington's population is unremarkable in the most literal sense: owners in their middle years, comfortably off, with a broad mix of schooling and not much churn.
