What do houses cost in Caddington?

For anyone buying or renting in Caddington.

A typical house in Caddington sells for about £430,000, and the cheap end of the village isn't very cheap. Terraces and semis go for the same money. Detached houses cost well over half a million. Starter homes are scarce. The bottom rung here is a family house, whether or not you have the family.

The Land Registry recorded 50 sales in the year to May 2026, at a median of about £430,000. Split by type, the 29 semi-detached sales and the nine terraced sales both came in at a median of about £385,000, while the 12 detached houses fetched about £580,000. Nine terraced sales is a small sample, but on this showing the discount for sharing two walls instead of one failed to turn up.

Prices are holding steady. The Land Registry's house price index for the wider area put the average at about £354,000 in May 2026, up 1.8% on a year earlier, a small rise and nothing to get excited about. Flats in the same index fell 1.4% over the year. Caddington has so few flats that their fall is mostly somebody else's problem.

Council tax is the one cost here that looks modest. Band C is the most common band in Caddington, and about 19% of homes are in bands A or B, the cheapest two. A band D home pays about £2,516 a year. Most households here sit in a band below D on the valuation list, so the bill tends to be smaller than the prices would suggest.

Renting costs about £1,240 a month for a typical private let across Central Bedfordshire as a whole, as of April 2026. That is the Office for National Statistics' average rent for the whole authority, so it covers far more ground than the village. By size, the same authority-wide figures run to about £860 a month for one bedroom, £1,090 for two, £1,370 for three and £2,030 for four or more. Studio and room rents aren't published.

The Office for National Statistics modelled gross household income here at about £59,700 for the financial year to March 2023, an average across a wider area than the village and before tax. Against a typical sale of £430,000, that makes buying a stretch for a typical local household. The figure is also a few years old, and gross is the number people quote. Net is what the lender cares about.

Of the sales that could be matched to an energy certificate's floor area, 46 of the 50, or 92%, the median price was about £4,500 per square metre, and the typical home behind that figure measured about 100 square metres. The register gives the floor area for almost any house you view here, so the asking price can be checked against that median in a couple of minutes on the government's energy certificate search.

The 2021 Census puts about 4% of homes at one bedroom, 26% at two, 43% at three and 28% at four or more. Three bedrooms is the default, and four is more common than two. In Caddington the one-bed starter flat is mostly a rumour.

Caddington is expensive for what it gives you, and you pay family-house prices to get in whether you need a family house or not.
