What do houses cost in Buntingford?

For anyone buying or renting in Buntingford.

A typical house in Buntingford sells for about £430,000. Detached homes go for more than £600,000, and the town hardly sells a flat. Prices have edged up over the past year, about in step with local rents. That is commuter-belt money for a town that lost its railway decades ago, which takes some explaining.

The Land Registry recorded 81 sales in the year to May 2026, at a median of about £430,000. Detached houses went for around £610,000 across 21 sales, semis for about £450,000 across 25, and terraces for about £380,000 across 29. Only six flats changed hands, at around £215,000. The terrace is the cheapest way into a house here, and at £380,000 it still costs more than a lot of first-time buyers have in mind.

The official house price index for the area put the average price at about £460,000 in May 2026, up 4% on a year earlier. Flats rose 2% over the same twelve months. Both are modest rises, and with only six flat sales in Buntingford itself, the flat figure says more about the wider index area than about the town.

Council tax is most often Band D, and East Hertfordshire charges about £2,455 a year for it. Only about 8% of homes are in Bands A or B, so if you're hoping for a cheap-band bill in this market town, the list will be very short.

The Office for National Statistics rent index puts the average private rent across East Hertfordshire at about £1,500 a month in April 2026, up 4% on the year. That is an average for the whole district, and it breaks down to about £1,060 for one bedroom, £1,350 for two, £1,640 for three and £2,400 for four or more. Renting a family house costs about as much as many of its owners pay on the mortgage, which is why most people who can buy here do.

Household income in Buntingford was about £65,600 before tax in the financial year to March 2023, an Office for National Statistics model averaged across the wider area. That figure is a few years old, and it is gross, while mortgage lenders look at what is left after tax. Against a typical sale at about £430,000, a terrace is a stretch on one salary and manageable on two with a decent deposit. A detached house is for people who sold somewhere dearer first.

Measured by size, the median sale went for about £4,960 a square metre, behind a typical floor area of 92 square metres. That covers about 88% of last year's sales, the ones that could be matched to the floor area on an energy certificate. The rest sold without a measurement on record. A listing's floor plan and its energy certificate don't always agree on size, and on a house costing hundreds of thousands, a few square metres either way is worth settling before the price is.

The 2021 Census found about 7% of homes with one bedroom, 22% with two, 39% with three and 32% with four or more. Three- and four-bedroom houses are what the town mostly has to sell. Buntingford got rich renting beds to coach passengers on the road between London and Cambridge for a night, and now it sells them four at a time to people who stay.

Houses in Buntingford cost a middling amount: you get decent space for the money, but there are no bargains, and the cheapest house still needs two incomes.
