What do houses cost in Brentwood, Essex?

For anyone buying or renting in Brentwood, Essex.

The typical home in Brentwood sells for about £460,000. A flat gets you in for around a quarter of a million. A detached house costs well over three times that. Most buyers end up in a semi somewhere in between. That price buys a railway line into London and a lot of very ordinary post-war housing.

The Land Registry recorded 626 sales in the year to May 2026, at a median of £462,500. By type, detached houses had a median of £870,000 across 151 sales, semis £530,000 across 174, terraces £420,000 across 135 and flats about £264,000 across 166. The semi is the town's default family home, and it costs more than half a million pounds. Flats sold almost as often as semis, which tells you how many people are buying their way into Brentwood a floor at a time.

The published house-price index for the Brentwood area rose 1.9% in the twelve months to May 2026, to an average of about £530,000. Flats on the same index moved 0.3% the other way. Both changes are small. Houses inched up while flats stood still, and the one-bed owner hoping the Elizabeth line would do the heavy work for their equity has had a slow couple of years.

Band D is the most common council-tax band here, and only 13% of homes are in bands A or B. A band D home in the borough pays about £2,258 a year, band A about £1,505 and band H about £4,516. Check which band the house you like is in early, because the gap between a Hutton bungalow and a Shenfield detached is bigger on the council-tax bill than buyers expect.

Across Brentwood borough, the Office for National Statistics' rent index puts the typical private rent at about £1,610 a month as of April 2026, up 1.5% on a year earlier. That is a mean across the whole authority, villages included. By size, it comes to about £1,100 for a one-bed, £1,390 for a two-bed, £1,700 for a three-bed and £2,400 for four bedrooms or more. Nobody publishes a studio or room figure for the borough.

Typical gross household income across the area comes out at about £73,000 before tax, in the Office for National Statistics' modelled estimate for the financial year to March 2023. That is a comfortable income almost anywhere, and it still leaves a semi here a real stretch on one salary. Two good incomes make the sums work. One good income makes them a flat.

Of the sales that can be matched to an energy certificate's floor area, 75% of the total, the median price works out at about £5,600 a square metre, behind a typical floor area of 93 square metres. That is a mid-sized family home at commuter-belt prices. The extra floor space mostly arrives in the detached column, and the price jumps there too.

At the 2021 census, 13% of Brentwood's households lived in one-bedroom homes, 28% in two bedrooms, 32% in three and 27% in four or more. More than a quarter of the town has four bedrooms or more, and the particulars for every one of them will mention the fourth bedroom before they mention that it fits a single bed.

Brentwood is middling on price. It is not cheap and not ruinous, and the semi with a garden is affordable to a two-income household and a long shot for everyone else.
