What do houses cost in Borehamwood?

For anyone buying or renting in Borehamwood.

A typical home in Borehamwood sells for about £450,000. Flats start around £300,000. Terraced houses go for nearer £475,000, semis for close to £580,000. Detached houses pass the million mark, and very few of them change hands. All of that buys the Hertfordshire side of the London border without Hertfordshire's village prices.

The Land Registry recorded 254 sales in the year to May 2026, with a median price of about £450,000. By type, 81 flats sold at a median of around £302,000 and 92 terraced houses at about £475,000. Sixty-seven semis went for roughly £580,000. Fourteen detached houses changed hands at a median of about £1,050,000, which is too few sales to say much about what an average detached house is worth. The town's main stock is terraces and flats, and that is the part of the market buyers have enough sales to judge.

The official house price index for the area rose 2.8% in the twelve months to May 2026, and flats rose just 0.7%. Both are modest. Flat owners will notice that their slice of the market barely moved. That is a measured change over the past year, and it tells you nothing about what the next one will do.

Band D is the most common council-tax band in Borehamwood, and only about 14% of homes are in Bands A or B. A Band D bill runs to about £2,400 a year. For the households already paying it on a two-bed terrace, the first council-tax letter is a reminder that bands were set for the whole district.

Across Hertsmere, typical private rent was about £1,800 a month in April 2026, up 2.5% on a year earlier. That is a mean from the Office for National Statistics' rent index for the whole council area, so it is not a median of local listings or a Borehamwood-only figure. By size, a one-bed averaged about £1,230 a month, a two-bed about £1,580, a three-bed about £1,900 and a four-bed or larger about £2,750. Someone renting a three-bed here pays monthly almost what the Band D household pays the council in a year, which makes the case for owning without any help from a mortgage broker.

The Office for National Statistics modelled average household income across Borehamwood at about £69,000 before tax for the financial year to March 2023. Set against a £450,000 median, that keeps a terraced house within reach for two earners and puts a semi at full stretch. A gross figure from three years ago is the flattering version of a household budget, since tax and time have both been at it since.

Of the sales that could be matched to an energy certificate's floor area, about 79% of the total, the median price was about £5,900 per square metre, on a typical floor area of 86 square metres. That is a modest amount of house for the money. Floor areas on certificates can be old or rough, so measure the rooms yourself on a viewing and do not take the particulars' version on trust.

At the 2021 Census, about 16% of Borehamwood's homes had one bedroom, 29% had two, 37% had three and 18% had four or more. Three-bed homes are what the town has most of, and they are the homes most buyers come looking for. Two-beds are the next most common, which helps explain why the flat market is so busy.

Prices in Borehamwood are middling. The cost of a family house is real money, and it is still less than the villages nearby ask for a house with a better postcode and the same school run.
