Who lives in Bognor Regis?

For anyone buying or renting in Bognor Regis.

Bognor Regis is mostly owner-occupied, mostly middle-aged, and mostly settled in for the long run. About seven in ten households own their home. The median resident is forty-eight. About a third of households are people living on their own. Less a commuter town, more a place people choose and stay.

On tenure, the picture leans heavily toward ownership. About seven in ten households own their home, with about one in five renting privately and the remaining one in eleven or so in social rented housing. That ownership share is meaningfully above what most south-coast towns of similar size carry, and it speaks to a population that has, in general, arrived, bought and stayed rather than passed through. The flip side is that the rental market is thinner than it is in towns where the working-age churn is higher, which matters if you are arriving without a budget large enough to buy outright.

On age, the median resident is forty-eight, which is materially above the England-and-Wales midpoint and consistent with a town that sits on the south coast within reasonable reach of retirement decisions. Just over a fifth of the population falls into the prime working-age band of twenty-five to forty-four, which is a thinner slice than a comparable inland commuter town would carry. The town is not a retirement-only postcode by any measure, but the centre of gravity sits clearly above the national midpoint, and most residents are closer to paying off a mortgage than to taking one out.

On income, the typical household here brings in about £46,000 a year gross, with about £36,000 of that landing in the household account after tax. That is a step below the wider south-coast average and below what Chichester to the north pays, but it is what funds the high ownership rate this town carries. The income picture is solid working-and-retired rather than aspirational professional. The maths between local salaries and local prices actually works, which is the underlying reason this town has a seventy-per-cent ownership rate at all.

On the household make-up, about a third of households are single-person, and about one in five of all households is a single pensioner. About one in seven is a couple with dependent children, and lone-parent households are roughly one in eleven. About one in twenty-five households shows up as overcrowded on the official measure. The numbers paint the working-and-retired picture in some detail: more single people than you would see in a London suburb, fewer families with school-age children than you would see in a commuter belt, and very low overcrowding compared with anywhere in the south-east where the rental market does the heavy lifting.

Who lives in Bognor Regis is the population a south-coast town with affordable houses and a flat coastal hinterland tends to attract. Mostly owners, mostly middle-aged or older, mostly settled, with a working-age layer beneath that keeps the place from being only a retirement postcode.
