House prices here still start with a three. The typical sale last year was £325,000. About 829 properties changed hands. A detached went for about £450,000, a flat for about £165,000. South-coast pricing for buyers who didn't fancy paying Chichester rates.

Across the past twelve months, around 829 homes sold at a median price of £325,000, which puts the town a long way under the south-coast average and a meaningful step under its immediate inland neighbours. The split by property type is wide and tells you almost everything about who is buying what. A detached house in the area went for about £450,000, a semi-detached for about £325,000, a terraced for about £284,000, and a flat for about £165,000. Detached homes did the biggest single share of the volume, with flats and semi-detached taking comparable chunks of the middle and terraces a smaller slice. The £165,000 flat is the figure that catches the eye, because there are very few south-coast towns where that number still buys a roof and a sea breeze in the same transaction.

Council tax bands lean toward the lower end of the national scale. Band C is the most common rating across the town, and about three in ten homes sit in band A or band B. That keeps the annual bill closer to a working-family line item than to its own monthly crisis, which matters when you are doing the maths on whether the place is genuinely affordable rather than just comparatively affordable.

Private rent across the wider Arun area runs at about £1,220 a month, which is the local-authority typical figure rather than the town's own postcode-level headline. A working couple on two ordinary local salaries can still buy here, which is more than most of West Sussex can honestly claim, and considerably more than Chichester can claim six miles up the road. The flat market is sharper still: at £165,000, a one-bedroom is within reach of a single income rather than requiring two incomes and a generous parent.

What houses cost in Bognor Regis is what they should cost in a south-coast town that has stopped pretending to be more than it is. Cheaper than Chichester, dearer than Skegness, roughly level with Worthing.
