What do houses cost in Bishop's Cleeve?

For anyone buying or renting in Bishop's Cleeve.

A typical house in Bishop's Cleeve sells for about £330,000. Detached houses go for half a million. Semis cost about a third less than that. Flats barely come up at all. You're paying for a drive and a back garden on the edge of Cheltenham, and the price is about what you'd expect for that.

The Land Registry recorded 203 sales in the year to May 2026, with a median of £330,000. Detached houses had a median of about £500,000 across 64 sales. Semis came in at about £325,000 across 71, terraces at about £265,000 across 55, and flats at about £150,000. Only 13 flats sold all year. Semis were the most common sale of the year, and they set the price for most of the village.

The official house price index for the area rose 6% in the twelve months to May 2026, and flats rose 2%. Those are past changes across the index area, and they tell you nothing certain about next year. Six per cent is enough for a seller to bring up at the viewing. Two per cent on flats is closer to standing still, which makes sense in a village where hardly anyone buys one.

Band C is the most common council-tax band, and only about 17% of homes are in bands A and B. A band D home pays about £2,341 a year. If you're coming from somewhere with a lot of band A and B housing, expect a bigger bill.

Tewkesbury's typical private rent was about £990 a month as of April 2026. That's an Office for National Statistics mean for the whole borough, so it covers far more than this one village. Broken down by size, it's about £670 for a one-bed, £890 for a two-bed, £1,120 for a three-bed and £1,610 for four bedrooms or more. There are no figures for studios or single rooms. On a long tenancy, a four-bed rent starts to look like a mortgage payment.

The Office for National Statistics modelled gross household income, before tax, at about £57,600 for the financial year to March 2023, averaged across the wider area around the village. That's a few years old, and it puts the typical £330,000 house within reach of two decent salaries and a deposit. One salary will find it a stretch. The terraces at about £265,000 are the realistic way in for a first-time buyer, and with 55 sold in a year there's enough choice that you don't have to grab the first one you see.

For the 90% of sales the Land Registry could match to an energy certificate, the median price was about £4,150 per square metre, on a typical floor area of about 80 square metres. The other tenth aren't in that figure. Particulars like to quote the number of bedrooms and leave out the floor area, because the floor area lets you do the sum yourself. For any house you're serious about, look up its energy certificate on the government register and check the floor area against the price per square metre. A three-bed that comes up small for its asking price is common enough on estates like these.

Census 2021 found about 7% of homes here have one bedroom, 25% have two, 39% have three and 29% have four or more. Three bedrooms is the standard size, and a family moving up can find a four-bed without leaving the village. Someone wanting a one-bed has very little to choose from.

Bishop's Cleeve is good value for a comfortable village this close to Cheltenham. If you want a semi with a garden, the money goes further here than the location suggests.
