Who lives in Binfield?

For anyone buying or renting in Binfield.

Binfield is home to settled, well-paid owners in the middle of their lives. Nearly eight in ten households own their home. Nearly half the adults have a degree. There are hardly any students. It's the village people move to once they've stopped moving.

Every population figure here comes from the 2021 census. About 78% of households own their home. About 14% rent privately and about 7% rent from a council or housing association. Renting is what people do here while they wait to buy, and the owners are in no hurry to sell.

The median resident is 43. About 26% of residents are aged 25 to 44, the years of first mortgages and young children. That's a solid core of younger adults, but not enough to lower the median. Binfield skews toward people who bought a while ago and aren't planning to leave.

The Office for National Statistics modelled average gross household income, before tax, at about £80,800 for the financial year to March 2023. That's a modelled figure for that year, not a current wage, and it averages the area's households. It's still the kind of income that explains the cars on the drives and the offers that hold up on the survey.

About 26% of households are couples with dependent children, and about 7% are lone parents. About 24% of households are one person living alone. Within that, about 11% of all households are a single pensioner, so a fair share of the people living alone are older residents who stayed on after the children, and sometimes the partner, left. Big houses with one occupant are part of the village's make-up, and they'll come onto the market over the next decade or two.

About 45% of residents aged 16 and over hold a degree-level qualification, and about 10% have no qualifications. Full-time students make up about 2% of residents. That suits a village with no university nearby and nothing aimed at student nightlife. The student share is small because the students here are mostly still in school uniform or already back from university with a mortgage.

About 90% of residents describe their health as good or very good, and about 2% say it's bad or very bad. For the local authority as a whole rather than Binfield itself, preventable deaths run better than the England average, and the smoking rate of about 12% is similar to England's. Those council-wide figures cover a much wider area than the village, so read them as background.

About 154 residents live in communal settings such as care homes rather than private households. That's too few to distort any of the shares above.

Binfield's residents are one of its real strengths. The village is prosperous, owner-occupied, healthy and settled, and very few people who get here leave again.
