What do houses cost in Billericay?

For anyone buying or renting in Billericay.

The typical home in Billericay sells for about £485,000. Detached houses run to about £700,000. Flats are the cheap way in, and there aren't many of them. Most of the market is family houses, priced for families with two incomes already in place.

The Land Registry's figures for the year to May 2026 put the typical sale at about £485,000, from 425 sales. Property type moves that figure a long way. Detached houses went for around £700,000 over 142 sales, semis for about £475,000 over 169, terraces for about £379,000 over 72, and flats for £249,000 over 42. Detached houses outsold flats by more than three to one, and the town grows outwards far more often than it grows upwards.

The official house price index for the area, as of May 2026, puts the average at about £358,000 and shows a 1.4% drop over twelve months. That is a small dip. Flats fell further on the same index, down about 4.5% over the year to an average of around £185,000. That is good news for a first-time buyer, and less good for anyone who bought a flat near the station to cover their pension.

Band D is the most common council tax band here, and only about 7% of homes are in the two cheapest bands, A and B. A band D bill comes to about £2,327 a year. Councils use band D as the yardstick for every other band, so a typical Billericay household pays the bill the rest are measured against. Check the band for the exact house you want, because a detached house and the semi next door can be several bands apart.

Across the Basildon council area, private rent averages about £1,400 a month. That is a mean taken from the Office for National Statistics rent index for April 2026, and it covers the whole borough. By size, the borough average is about £967 for a one-bed, £1,249 for a two-bed, £1,483 for a three-bed and £2,094 for four bedrooms or more. There is no published figure for studios or rooms. Borough rents rose about 6% over the year while the price index slipped about 1%, so landlords had a better year than sellers.

The Office for National Statistics models gross household income, before tax, at about £73,500 for the financial year to March 2023. That is an average across the area. A typical sale of £485,000 against that income is a stretch, even for the comfortably paid households this town is full of. The income figure also dates from 2023, while the prices date from 2026, and buyers here are paying 2026 prices on 2023 pay.

Of the sales that could be matched to an energy certificate's floor area, about 95% of the year's total, the median price was about £5,200 per square metre. The typical floor area behind that figure is 96 square metres. That is a family house of ordinary size at a firmly commuter-belt rate.

Census 2021 shows what is on offer. About 40% of households have four or more bedrooms, 36% have three, 17% have two and only 7% have one. Anyone hunting for a one-bed is shopping in the smallest corner of the market. Anyone after a four-bed will find more of them than anything else.

Houses in Billericay cost middling-to-steep money, with a solid family house at the core of the market and very little below it. Prices are holding steady, not falling, and getting in is the hard part.
