What do houses cost in Bexleyheath?

For anyone buying or renting in Bexleyheath.

Houses in Bexleyheath cost about £413,000 at the typical sale, and that figure averages two quite different shopping trips. Flats come in well below it. Semis clear it comfortably. Detached houses are scarce and priced for the scarcity. Over the year prices barely moved, and on flats they slipped.

In the Land Registry's twelve months to May 2026, 113 homes sold in Bexleyheath at a typical price of £413,000. Flats went for about £280,000 across 45 sales, terraced houses for about £435,000 across 20, semi-detached houses for about £510,000 across 37, and detached houses for about £785,000 across just 11. Of all those sales, 37 were semis and 11 were detached, a split that matches how the interwar builders thought a family here ought to live.

The official house price index for the area put average prices up about 2% in the year to May 2026, and flat prices down about 0.5%. Over five years the same index is up about 13%. A 2% year is a small year, and flat owners got the smaller end of it.

Band D is the most common council-tax band in Bexleyheath, and only about 7% of homes sit in Bands A or B. Bexley Council charges about £2,370 a year at Band D, which is the bill most buyers will be comparing against their current one.

Bexley's typical private rent was about £1,520 a month in April 2026, an average from the Office for National Statistics' rent index across the whole borough, not the middle of whatever is listed this week. Bexleyheath is middling on price: fair for a family semi with a park round the corner, and short of the bargain that buyers moving out from inner London tend to arrive expecting.
