Who lives in Bethnal Green?

For anyone buying or renting in Bethnal Green.

Bethnal Green is mostly people in their early thirties, and most of them rent. Only about one household in five owns its home. About two in five rent from the council or a housing association. Half the adults have a degree. Here a homeowner is the exception.

The 2021 Census, the source for every population figure on this page, counted about 54,400 residents in about 21,750 households. Owner-occupiers make up about 21% of households, private renters about 34%, and social tenants, renting from the council or a housing association, about 41%. Social renting is the most common tenure here, and private renting comes second.

The typical resident is about 32, and about 45% of residents are aged 25 to 44. Full-time students make up only about 3%, so the twenty- and thirty-somethings who look like a student population mostly have jobs, a tenancy and a landlord to pay.

Typical household income comes out at about £67,500 a year before tax, on the Office for National Statistics' modelled figure for the financial year to March 2023, averaged across the area. It blends a graduate couple renting privately and a household in social housing into one number, and in a place this divided the average fits almost nobody.

About 33% of households are one person living alone, and about 6% are a single pensioner living alone, a smaller group within that 33%. Couples with dependent children make up about 15% of households and lone parents about 11%. A household of flatmates or a lone tenant is far more common here than a family with a garden gate.

About 52% of adults have a degree, about 16% have no qualifications at all, and they live in the same streets and often the same blocks. The two groups have very different routes into the area, and the prices and tenures reflect it.

About 84% of residents describe their health as good or very good. Tower Hamlets as a whole is similar to England on preventable deaths and on smoking, with about 14% of adults smoking in the borough.

For a buyer, the community is the weak point. Owners are a small minority among renters, and the place is split between graduates and residents with no qualifications. Buying here means joining a neighbourhood mostly made up of tenants.
