What do houses cost in Bethnal Green?

For anyone buying or renting in Bethnal Green.

A home in Bethnal Green costs about £505,000, and for that money you almost always get a flat. Almost every sale is a flat. The handful of terraced houses go for close to £900,000. Prices are down by about a seventh on a year ago. Even after the fall, half a million pounds buys a flat with a park nearby.

The Land Registry recorded 276 sales in the year to mid-May 2026, at a typical price of about £505,000. Flats made up 247 of those sales, at a typical £500,000. The other 28 were terraced houses, at about £894,000. With only 28 in a year, a terraced house here turns up about as often as a parking space.

The official house price index for the area fell by about 15% in the twelve months to May 2026, and flats on their own fell by almost exactly the same amount. Those are published changes over a year that has already happened, and they say nothing about next year. They help a first-time buyer coming in now and hurt anyone who bought last spring. If the flat you're looking at sold in the past couple of years, the Land Registry will show what was paid for it, and that tells you how much of the asking price ignores the fall.

Most homes are in council tax band C, and about a third are in bands A or B, the cheapest two. Tower Hamlets charges about £1,838 a year for band D. For flats selling at half a million, that is a mild bill. The valuation list set these bands long before anyone paid these prices for these flats.

Tower Hamlets is also what the rent figure covers: private rent across the borough averaged about £2,410 a month in April 2026, about 2% more than a year earlier. By size, a one-bed averaged about £1,960, a two-bed about £2,380, a three-bed about £2,700 and four bedrooms or more about £3,330. These are mean rents from the Office for National Statistics index, not the asking prices on listings, and there is no reliable figure for studios or single rooms.

Against local income, these prices are a stretch. The Office for National Statistics models typical gross household income here at about £67,500, before tax, for the financial year to March 2023. That figure is a few years old, and a gross figure is always bigger than the take-home pay that has to cover a mortgage. A £500,000 flat is a lot to carry on that income.

Of the sales that could be matched to a floor area on an energy certificate, about 29% of the total, the typical price was about £8,200 per square metre. The typical home behind that figure measured about 77 square metres. Seven in ten sales could not be matched, so this describes a sample of the market.

The 2021 Census shows what that floor space adds up to. About 31% of households have one bedroom, 40% have two, 21% have three and 8% have four or more. The two-bed flat is the standard unit, and most buyers here end up with one whatever they started out looking for.

Houses in Bethnal Green are middling value for money. Prices are high against local incomes, a year of falls has taken some of the sting out, and either way the money buys a flat.
