Who lives in Bedford?

For anyone buying or renting in Bedford.

Bedford is made up of ordinary working households of every kind, and no single group dominates. Just over half own their home. About a quarter rent privately and nearly a fifth rent from a council or housing association. The typical resident is in their late thirties, and a third of households are one person living alone. You'll find a wide mix of households here.

At the 2021 census, which is the source for every population figure in this answer, 54% of Bedford's households owned their home and 25% rented privately, with social renting making up most of the rest. Altogether about 44% of households rent, so the town is only just mostly owner-occupied.

The median age is 38, and 29% of residents are between 25 and 44. Thirty-eight is roughly the age when people start reading school admissions rules for pleasure, which helps explain a lot of the town.

Modelled household income in Bedford averaged about £56,000 before tax in the financial year to March 2023. That is gross income for the household, before tax and deductions, and it is an estimate averaged across the area. Mortgage lenders work from the take-home figure, which is lower.

About 32% of households are one person living alone, and 11% are a pensioner living alone, who are counted within that 32%. Couples with dependent children make up about 20% of households and lone parents about 12%. That's demand for one-bedroom flats and for three-bedroom semis, sometimes on the same street.

About 34% of residents have a degree-level qualification and about 19% have no formal qualifications, so both ends of the range are well represented. Full-time students make up about 3% of the population. The University of Bedfordshire has a campus in the town, but its students make no noticeable difference to the age figures.

About 83% of residents described their health as good or very good at the census. Bedford Borough's rate of preventable deaths is similar to England's, as is its smoking rate of about 12%. On health, the borough is about average for the country.

Bedford sits in the middle on most measures, with a wide mix of tenures, incomes and household types and nothing extreme in any direction. It works for buyers who want neighbours of all kinds and no particular group setting the tone.
