What do houses cost in Bedford?

For anyone buying or renting in Bedford.

The typical Bedford home sells for about £327,000, and a semi is the house you get for that money. Flats go for well under £200,000. Detached houses reach half a million. The local price index rose about 7% in a year, and flats only crept up. Bedford is priced like a county town that has worked out where its trains go, though it hasn't charged London rates for it yet.

In the year to late May 2026, the Land Registry recorded 753 sales in Bedford at a median of £327,000. Flats sold for about £165,000, terraced houses for about £289,000, semis for about £344,000 and detached houses for £500,000. Semis were the busiest type, with 246 sales, followed by 196 terraces, 178 detached houses and 133 flats. Most Bedford buyers end up in a semi, and the other types are what you look at when you want something different.

The house price index for Bedford put the average home at about £333,000 in May 2026, up about 7% on a year earlier. Flats rose about 3% over the same twelve months. A flat owner planning to trade up to a semi is climbing an escalator that is moving faster than they are.

Band B is the most common council-tax band, and 45% of homes are in Band A or B. Bedford Borough charges about £2,472 a year for a Band D home and about £1,648 for Band A. With so many homes in the bottom two bands, the council's own valuation list agrees with the sale prices that this is mostly a town of ordinary-sized houses.

Renting cost about £1,170 a month across the Bedford Borough area in April 2026, 4% more than a year earlier. That figure is an average across all private rentals, so it can't tell you the going rate on any one street. By size, a one-bed averaged about £795, a two-bed about £1,020, a three-bed about £1,250, and four bedrooms or more about £1,800. The Office for National Statistics publishes no studio or room figures for the borough, so none are given here.

Modelled household income in Bedford was about £56,000 gross in the financial year to March 2023. Gross means before tax, and it is a figure from three years ago that has been estimated across the whole area. A mortgage on a £327,000 semi is a stretch for a single earner on that income and manageable for two. That goes some way to explaining why the semi is the best-selling house in town.

Of the sales that could be matched to an energy certificate's floor area, which is 86% of them, the median price was about £3,760 per square metre, on a typical floor area of 90 square metres. Floor area is printed on the energy certificate for any home you view. Dividing the asking price by that figure tells you quickly whether a house is priced at the town's going rate or at the seller's hopes.

At the 2021 census, 17% of Bedford homes had one bedroom, 23% had two, 39% had three and 22% had four or more. Three bedrooms is the most common size by some distance, and that fits the 90-square-metre typical floor area and all those semis.

For a county town on a main line into London, Bedford is still cheap enough for two ordinary salaries to buy a three-bed semi. On cost alone, that puts it among the better places to buy in this part of England.
