Who lives in Batheaston?

For anyone buying or renting in Batheaston.

Owners, overwhelmingly, and they are in no hurry to leave. More than three quarters of homes are owned rather than rented. The typical resident is in their forties. Roughly a quarter of households are couples with children, which is a healthier number than the retirement-village assumption would predict. Batheaston is a place people arrive at and then stop moving.

On tenure, Census 2021 puts owner-occupation at about 77%, with roughly 13% renting privately and around 10% in social housing. That is a village where the housing market barely turns over, which is pleasant if you already live here and frustrating if you are trying to get in.

The age profile is middle-aged rather than elderly. The median age is about 46, and roughly 21% of residents are between 25 and 44. That is not a place emptied of younger adults, but it is not full of them either, and the missing cohort is the one that generally cannot buy at these prices.

Household income is the part that explains the rest. Modelled median household income for the area was about £72,000 gross before tax in the financial year to March 2023. That is a figure describing 2022 and 2023 rather than today, and it is income before anything is taken off it. It is the number behind the second cars and the loft conversions.

On household make-up, the census records about 26% of households as single people, of whom roughly 14% of all households are pensioners living alone, so the second figure sits inside the first rather than beside it. Couples with children account for around 23% of households, and lone-parent households about 8%. The census is the source for every population figure on this page.

Qualifications lean heavily one way. Around 54% of residents hold a degree-level qualification and about 9% hold none, with full-time students at roughly 1%. That is a graduate-weighted village within reach of a graduate-weighted city, and it shows in what the houses have been done to rather than in anything anyone says out loud.

Health looks good on the local measures. About 87% of residents report good or very good health, with roughly 4% reporting bad or very bad. Across Bath and North East Somerset as a whole, which is a council-area figure rather than the village's own, the preventable mortality rate is classed as better than England and adult smoking, at about 7%, is also better than the England position.

Almost everybody here lives in an ordinary household. Of a population of 3,878, some 3,853 live in private households and 25 in communal establishments, so nothing in the figures above is being distorted by an institution sitting inside the boundary.

The people are the strongest thing this village has going for it: settled, healthy, well-off and staying put. That makes it an easy place to live in and a hard one to get into.
