What's the area around Ascot, Berkshire like?

For anyone buying or renting in Ascot, Berkshire.

Ascot is surrounded by parkland, lakes and other people's huge gardens. For most homes, green space is just round the corner. Water is never far away either. The local businesses are mainly shops and offices, with only a few restaurants. Ascot is built for a long walk and an early night.

On average, homes in the area are about 240 metres from the nearest public green space, with around nine within a kilometre. The Royal Estate at Windsor, with Windsor Great Park, the Savill Garden and the Valley Gardens, is part of what's within reach. In Ascot, nobody has to drive to walk the dog.

Water is close too. The nearest lake, pond or stream averages about 350 metres away, and there are around 16 within a kilometre. Virginia Water is on the edge of the area, inside the royal estate.

The National Cycle Network is further off, about 5 kilometres from the average home, and no postcode in the area is close to it. None of the area is ancient woodland. Ascot is good for walking, and serious cyclists have to drive somewhere first.

There are 185 shops, 15 pubs and 8 restaurants on the ownership records. For an area this well-off, 8 restaurants isn't many, so a dinner out often means a drive.

Across Windsor and Maidenhead as a whole, fine-particle air pollution averaged about 7.4 micrograms per cubic metre in 2024. That's a figure for the whole council area, not for any particular street in Ascot.

The racecourse defines Ascot to outsiders, and Ascot Business Park, opened in 2008, is where much of its working life goes on. Sunninghill, Sunningdale and Winkfield fill in the rest with village centres, golf courses and large estates such as Ascot Place. The Chartered Institute of Building is based in Ascot, which might explain why so many residents feel qualified to comment on the neighbours' extension.

Private gardens here are generous. Across the area there are about 333,000 square metres of garden for every 1,000 residents. The public parks are mostly a bonus for people who already have plenty of lawn at home.

The business rates list has 693 premises in total. Offices top it with 249, ahead of the shops. These are rated premises, and some may be empty or not trading. Ascot is a town where the commuting often stops at a business park.

Of the 139 food businesses with a hygiene rating, about 76% hold the top score of five, and about 6% are near the bottom of the scale. A buyer who books a table has a good chance of a clean kitchen, as long as they can get a table at one of the 8 restaurants.

No protected landscape designation overlaps the area. That means no area of outstanding natural beauty, no site of special scientific interest and no ancient woodland. Much of the landscape is royal estate rather than designated countryside. Before you offer, look at a map of exactly what is near the house, because the parkland on the doorstep is the reason people pay to live here.

The area around Ascot is one of its real strengths. It has parkland and water close to most homes, and private gardens big enough that many residents rarely need the parks.
