What do houses cost in Ascot, Berkshire?

For anyone buying or renting in Ascot, Berkshire.

The typical Ascot house sells for about £640,000, and that's the friendly number. A detached house costs well over a million. Even the flats, the cheapest homes here, clear £400,000. Prices barely moved last year. The middle figure is a flat and a mansion averaged into something neither of them is.

The Land Registry recorded 261 sales in the year to May 2026, at a median of £640,000. Detached houses were the biggest group, with 89 sales at a median of £1,212,500. Semis sold for about £600,000 across 67 sales, terraces about £470,000 across 39, and flats about £410,000 across 66. In most towns the detached house is what buyers aspire to. In Ascot it's the home that changes hands most often.

The official house price index put the average price for the area at about £585,000 in May 2026, up by less than 1% on a year earlier. That's barely a change at all. Flats did worse, ending about 2% lower over the same twelve months. Over five years the index is about 14% up.

Band E is the most common council-tax band, and only about 8% of homes are in Bands A and B. A Band D home pays about £1,950 a year and a Band H home about £3,900. About 1,740 homes on the valuation list are in Band H, the top band. That's the bill the particulars mention last.

Across Windsor and Maidenhead as a whole, the typical private rent was about £1,810 a month in April 2026. That's a mean for the whole borough from the Office for National Statistics index, not a figure for Ascot alone. By size, one-bedroom homes averaged about £1,250, two-bedroom about £1,580, three-bedroom about £1,930 and four bedrooms or more about £2,720. Those are borough averages, and nobody letting a four-bedroom house in Sunningdale feels bound by them.

The Office for National Statistics modelled median household income across the area at about £75,000 for the financial year to March 2023. That's gross income, before tax, and it's from three years ago. Against a median sale of £640,000, buying here on a salary alone is a serious stretch. On wages alone, most people can afford Ascot on race days and not the other 360.

About 59% of sales could be matched to an energy certificate, which records floor area. For those, the median price was about £5,440 a square metre, on a typical floor area of 113 square metres. The other sales have no floor area on record. So this figure describes the measurable part of the market, which is a little over half of it.

In the 2021 census, about 42% of homes across the area had four or more bedrooms, 30% had three, 21% had two and 7% had one. In most expensive areas, a one-bedroom flat is how people get on the ladder. Here it's the rarest home on the list.

Ascot is poor value by almost any measure the Land Registry keeps. Before you offer, check the council-tax band and the energy certificate for the exact house. This is a market for people who already own something worth selling.
